FINAL ORDER
RE: BOUNDARY CHANGE' PROPOSAL NO. 1004 - Annexation of territory
to the City of Tigard.
Proceedings on Proposal No. 1004 commenced upon receipt by the
Boundary Commission of a petition from property owners on October
14 , 1976 requesting that certain property be annexed to the city.
The petition meets the requirements for initiating a proposal set
forth in ORS 222 .170 and paragraph (a) Section (4) of ORS 199. 490.

Upon receipt of the petition the Boundary Commission published and
posted notice of the public hearing in accordance with ORS 199.463
and conducted a public hearing on the proposal on November 17 , 1976.
The Commission also caused a study to be made on this proposal which
considered economic, demographic and sociological trends and projec-
tions and physical development of the land.

FINDINGS
On the basis of the public hearing and the study the Boundary Com-
mission found that:
1 . The territory to be annexed is contiguous to the city and con- r
tains . 23 acres , is vacant and is evaluated at $3,000.
2 . .The property ownerdesires sir s annexation to include this small
additional acreage with adjacent property already within the n
city in order to have sufficient land area to qualify for the
city' s R-10 zone.
3. The territory is identified as Urban by the Washington County
Framework Plan and is zoned RU-4 in the county which allows
development on 7000 sq. ft. lots. The city's Plan identifies
the area as Urban Low Density Residential .
4. No services are required for this annexation since no development
will actually take place on this small piece.
REASONS FOR DECISION
On the basis of the findings the Commission determined that :
1 . The property owner- desires this piece be in the city so that he
will have an adequately sized parcel in the city to qualify for
the city's R-10 zone.
2 .', This ,proposal is not in conflict with city, county or regional
planning.

3. No services are needed to accommodate this annexation.

On the basis of the findings and reasons listed above , the Boundary F`
Commission approved BOUNDARY CHANGE PROPOSAL NO. 1004 on November
17 , 1976.
NOW THEREFORE I1' IS ORDERED THAT the territory described in Appendix
"A" and depicted on the attached map, be annexed to the City of Tigard
as of this date.

Range l West, Willamette Meridian, Washington County, Oregon , and
being a portion of tax lots 804 and 803 of map 2S1 3AD and being
described as follows

said point being the northeast corner of that parcel described 1
