The petition meets the requirements for initiating a proposal set 'l h c � forth in 01ZS 222 .170 and paragraph (a) Section (3) of Olt., 199.490. i Upon receipt of the petition the Boundary Commission published and f posted notice of the public hearing in accordance with OlS 199. 463 and conducted a public hearing on the proposal on September 19, 1973 . '1'hc Commission also caused a study to be made on this proposal which considered economic, demographic and sociological trends and projec- tions and physical development of the land. on the basis of the public hearing and the study, the Boundary Com- mission made a number of findings : a) the territory to be annexed is contiguous to the City and contains 1.89 acres , 2 commercial structures and is evaluated at $112 ,300; _b) the territory contains 2 commercial structures--one to be demolished and one a newly constructed restaurant ; c) .the restaurant owners wish to use the back portion of the ' two lots (beyon(I the depth of 200 feet) for parking; d) the front 200 ft. of the territory is zoned. C-2 and the back portions are zoned R-7 ; c) Washington County's zoning ordinance will not allow the back portion to be used for parking even though the restaurant has very limited parking on the front 200 feet ; the city's zoning ordinance would allow parking on the back portions of the property ; and t) the city can provide other municipal services On the basis of the findings listed above, the Boundary Commission �)�rproved BOUNDARY CHANGE PROPOSAL NO. 634 on September 19, 1973. NOW THEREFORE IT IS ORDERED THAT the territory described above be annexed to the Cit; of Tigard as of this date.
