ORDINANCE No. 12
AN ORDINANCE AUTHORIZING CONDITION" USE(S) ON LANDS Of Coe
Manufacturing Company, in Section 1, Township 2 South, Range 1
West wilkamette Meridian TIGARD.-_WASHINGTON C . ORS—
WHEREAS, the owner(s) of the lands described on attached
Exhibit "A" by reference made a part hereof, has (have) filed
with the City an application for authorization to conduct the
following described conditional use(s) on the said premiseat and
WHEREAS, the zoning clasnifi cation of said lands hereto-
fore established by the zoning ordinances of the City of Tigard s
is 14-3, Sight Industrial and the conditional use(a)
requested by the applicant(s) may be properly permitted in con-
formity with the said classificationf and
WHKREhS, the City Planning Commission on the 15th day
of AU ust , lg 7 72, held a pub? nezr3 ng with respect
to said application and said Commission has recownended to the
City Council that said application be approved; and
WHEREAS, a public hearing before the City council with
respect to said application was duly and regularly held on the
lith day of September_ 19 72, and the City Council finds
that no public detriment will result from the granting of said
petition and that it is in the pub!i, interest that said condi-
tional use(s) be authorized,
NOW, THEREFORE,
THE CITY OF TIGARD ORDAINS AS FOLLOWS'
Section I., That the following conditional use(s) as defined in
the City of Tigard ZoningOrdinance under the zone
classification' P-3, Light Industrial :.o-wit:
to allow outdoor storage
be and the same are hereby'authorized with respect to the lands -
:. described on Exhibit "All by reference made a part hereof, subject
to compliance with the following conditions:
1. That the City Planning staff will review annually
and notify Council of any significant abuse of
outdoor storage' privilege,

Sectio 2: The City Reconder is hereby authorised and directed

EXHIBIT "A"
A tract of land in Section 1, Township 2 South, Range l West,
Willamette Meridian, Washington County, Oregon, more particularly
described as follows;
Beginning at a stone at the Northwest corner of the W. W. Graham
Donation band Claim No. 39, Township 2 South, Range. 1 West,
Willamette Meridian, Washington County, Oregon; and running thence
South 430 23' West along the Northwesterly line of said Donation
Land Claim- 734 feet to a point in the centsr of the County Road;
thence South 600 59' East in a center of said County Road 1774.8
feet to the true place of beginning of the herein described
tract from; which true place of beginning a stone at the Northeast
corner of that certain tract of land conveyed to R. and Sophia
Hunziker by deed as recorded on page 271, Volume 90 of Washington
County, Oregon, Deed Records, bears South 600 59'Eas t 40 feet;
Excepting therefrom that portion of land laying within pablic
right-of-way (S.W. Hunziker Road) . TOGETHER WITH a perpetual
easement for a joint roadway described as follows:
Beginning ,at a stone at the Northwest corner of the W. W. Graham
Donation Land claim No. 39, Township 2 South, Range 1 test,
Willamette Meridian, Washington County, Oregon; and running thence
South 430 23' West along the Northwesterly line of said Donation
Land Claim 734 feet to a point in the center of the County Road;
thence South 600 59' East in the centerof said County Road 1774.8
feet to the true place of beginning of the herein--described
tract from which true place of beginning a. atone at the Northeast
corner of that certain tract of land conveyed to R. and Sophia
Hunziker by deed as recorded on page 271, Volume 90, of Washington
County, Oregon, Deed Records, bears South 600,59' East 40 feet;
TOGETHER WITH a 30 foot industrial spur tract easement as
described in Book 417 page 400, Deed Records, Washington County,
Oregon.
