section 1:. That the following conditional use(s) as defined in
the city of Tigard Zoning Ordinance under the zone
classification C-3 (General Commercial) , to-wit:

be and the same are hereby authorized with respect to the lands
described on Exhibit "A" by reference made a part hereof, subject
to compliance with the'gollowing conditions:
1. Frontage along Highway 217 shall be heavily
landscaped and maintained with evergreen trees.
Frontage along Greenburg Road shall be land-
scaped and maintained.
2. Access and egress shall be limited to and from
Shady Lane.
3. The following signing shall be pexstandi

4. There shall be no automotive repair at the station,
aside from minor servicing.
5. 'There shall be no outside storage or display of
merchandise and/or motor vehicles.
f. Parspots, intermittently flashing lights, banners,
pennants, festoons of light, or other similar
devices shall not be used in conjunction with the
- business.
7. Maximum hours of operation shall be from 6:00 A.M.
to 12:00 P.m.
8. A detailed site plan showing structures, signing, t(
landscaping, topography, adequate storm drainage E
and access shall be submitted to and approved by

the Planning Department prior to the issuance of
a buildif.g permit.
9. The conditional use permit shall automatically
become null and void one (1) year after its
_ approval by the City Council unless the applicant
has secured a building permit prior to that date
and �xas actually commenced construction of the
structures authorized by the permit within said
one (1) year period.
Section 2 The City Recorder is hereby authorized and directed ;
to certify a trus copy of this ordinance and forward
same to the applicant forthwith.

31st day from its enactment by the City Council of
the City of Tigard, Oregon..

Section 35, Township 1 South, Range 1 West of the Willamette
Meridian, Washington, County, Oregon, described as follows:

Beginning at the intersection of the Easterly right of way
line of S. W. Greenburg Road with the 17ortherly right of
tray dine of the connection road between S. W. Greenburg
Road and S. W. 985th Avenue, said beginning point being
situated North 1 00' East 30.00 feet from engineers
centerline Station "F2" 2+18.76 of said connection road;
