The plan review was performed under the 2005 Oregon Residential Specialty Code. The review
of the submitted plans will be completed when the following information is provided.
1. Show on (2) revised plan sheets how the braced panels at the main level on each corner
of the fireplace will be constructed without penetrating them for the fireplace vent.
2. Clarify on a revised plan sheet 2 of 5, and 3 of 5 that the wing walls for the portal frame
are equal widths, or provide engineered design. Provide (2) copies of this revision.
3. At the rear wall of the master bath, show a braced panel that meets code, or provide
engineered design. Provide (2) copies of this revision.
4. The two ABPs at the front on the upper floor den are completely over an opening
below. Revise to meet code, or provide engineered design. Provide (2) copies of this
revision.
5. Provide (2) copies of the manufactured floor framing layouts and calculations. R106.1.1
Note: Any change in orientation of floor joists due to plan review items above
must be shown on manufacture's floor joist layout.
6. Provide (2) copies of the beam calculations for all beams, girders and headers shown on
the framing plans. RI06.1.1
7. Revise the one story portal frame detail to reflect the two story portal frame situation
actually being built.
8. SHOW smoke detectors on the plan where required.
9. SHOW bathroom fans on the plan where required.
10. When responding, provide an itemized letter stating in what way each issue has been
addressed in the revision.
