He agreed not to put the second stove in at that point. Two days after the permit was issued Dick brown came in and had Planning open up MIS2006 -00017 for an accessory dwelling. According to R106.1.1, construction documents should be of sufficient clarity to indicate that the location, nature, and extent of work complies with the provisions of this code and acceptable engineering practice. In order to satisfy this code provision, the following items require your attention in order to complete this plan review: R301.1 Buildings and structures, and all parts thereof, shall be constructed to safely support all loads, including dead loads, live loads, roof loads, flood loads, snow loads, wind loads, and seismic loads as prescribed by this code. The construction of buildings and structures shall result in a system capable of transferring all loads from their point of origin through the load resisting elements to the foundation. R301.1.1 ..Engineered design shall comply with the ORSC Appendix S, or the OSSC. 1. The height to width ratio is exceeded for the "S /6" shearwalls used as M7 wall line. 2. With the provided construction details, the columns, and footings are not capable of being "S /6" shearwalls. 3. Please provide details and calculations showing the redesign of shear forces being transferred to an approvable foundation. When submitting revisions or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking and processing the documents. There are two different floor framing plans for the upper floor, please clarify which one is used. Please recalculate and size floor and roof beams, and footings for the increased loads from the trusses not considered on the plan set. �4 Provide calculations for floor and roof beams, and footings based on the sizes to be used. _ In the lateral engineering, wall line M6 talcs show a Cl shearwall, the floor plan view does not reflect any shearwalls on M6, please clarify. cUt_Q k j Please have engineer revisit the garage opening footings for transferring shear into, and provide calculations. 7 Engineer should review plan set and provide details for shear not included on the plan.
