The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2004 edition; the State of Oregon Residential Specialty Code (ORSC) 2005 edition and the
Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999 edition. The submitted plans
have been reviewed and the following information is required prior to issuance of the permit.
1. Provide a footing under the R2 of floor beam #31.
2. The openings at the rear of the house are smaller than shown on the engineering.
Is the 3 1/8 x 12 Glulam still being used? If not, the engineer must address this,
as it is a change to the engineering.
3. Move the (2) 2x6's and the footings at the front of the garage to the location
designated by the engineer: under the point loads of the girder truss at the front
of the house.
4. The interior shearwall upstairs along the stairway wall is not parallel to the trusses
but the engineer has called out detail 19. Please have the engineer provide a detail
or otherwise address this issue.
5. The first floor plan is not showing details 10/A7, 12/A7, 13/A8, or 11/A7. The
second floor plan doesn't show 18/A8, or 17/A8.
6. Sheet A3 calls for a typical mono pour footing. The engineering detail called out,
3/A7, calls out the rebar of a typical two pour footing. Please have the engineer
clarify which is to be used. If a two pour footing is to be used provide a detail
showing the keyway.
7. The engineer's note to keep the foundation vents 12" clear of the hold down
anchor bolts is not on A3.
8. Please revise sheets A2 and A3 of the plan to show these changes made.
9. Provide a detailed written response to this letter addressing each item.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.
