Ft. Stories: 1 The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2007 edition; 2007 Oregon Fire Code. Provide the following items prior to issuance of this permit. 1) Optional suspended ceiling to be installed as per ASCE 7 or Oregon State Interpretation. 2) All improvements made to the building shall be inspected prior to covering. 3) Make approved set of plans available for all inspections. 4) A total of 25% of the cost of the project shall go towards removing architectural barriers (accessibility). FIRE LIFE AND SAFETY / GENERAL The main exterior door or doors are permitted to be equipped with key- operated locking devices from the egress side provided: 1. The locking device is readily distinguishable as locked, 2. A readily visible durable sign is posted on the egress side on or adjacent to the door stating: THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED. The sign shall be in letters 1 inch (25 mm) high on a contrasting background. Sec. 1008.1.8.3 All exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. Sec. 1008.1.8 Exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress travel. Access to exits shall be marked by readily visible exit signs in cases where the exit or the path of egress travel is not immediately visible to the occupants. Sec. 1011.1 Exit signs shall be illuminated at all times and shall be provided with a second source of power that will provide 1 1 /2 hours of illumination in case of primary power loss. Sec. 1006.3 FYI Additional exit signs may be required by the city field inspector to clearly indicate the path of egress. The means of egress shall be provided with illumination of not less than 1 foot candle at the floor level anytime the building is occupied. The means of egress illumination shall be provided with a second source of power in case of primary power loss. Amended Construction Documents: Work shall be installed in accordance with the approved construction documents, and any changes made during construction that are not in compliance with the approved construction documents shall be resubmitted for • ,approval as an amended set of construction documents. OSSC 108.4 Inspections: Construction or work for which a permit is required shall be subject to inspection by the building official and such construction or work shall remain accessible and exposed for inspection purposes until approved. Approval as a result of an inspection shall not be construed to be an approval of a violation of the provisions of this code or of other laws or ordinances of the jurisdiction. Inspections presuming to give authority to violate or cancel the provisions of this code or of other laws or ordinances of the jurisdiction shall not be valid. OSSC 109.1 Approval Required: Work shall not be done beyond the point indicated in each successive inspection without first obtaining the approval of the building official. The building official, upon notification, shall make the requested inspections and shall either indicate the portion of the construction that is satisfactory as completed, or notify the permit holder or his or her agent wherein the same fails to comply with this code.. Any portions that do not comply shall be corrected and such portion shall not be covered or concealed until authorized by the building official. OSSC 109.6 Use and Occupancy: No building or structure shall be used or occupied, and no change in the existing character, use or occupancy classification of a building or structure or portion thereof shall be made until the building official has issued a certificate of occupancy for such change in character, use or occupancy, therefore, as provided herein. Issuance of a certificate of occupancy shall not be construed as an approval of a violation of the provisions of this code or of other ordinances of the jurisdiction. OSSC 110.1 American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC, which may not include all of the requirements of the ADA. Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. (106.3.1 OSSC) When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking and processing the documents. Site photos Response to plan check: 1) Details for the suspended ceiling systems, both direct hung wallboard and lay -in acoustic panel types, are shown on sheet A7. This detail is also cross referenced from ceiling plan note and section target (A4) and ceiling specifications (A1). Note of explanation of ceiling system: Both ceiling systems are specified with a Heavy -Duty rating per ASTM C635 and are hung /braced per ASCE 7 -05. The direct hung wallboard ceiling is seismically fixed to braced perimeter walls and /or braced interior partitions. Splay bracing is required at 12' -0" o/c and, I have added splay bracing at the corners of coffered soffits as additional bracing. 2) Details for the interior partitions, including bracing are shown on sheet A7.
