Occupancy Type: R -3 Area: 6858 sq. ft. Stories: 3 Dear Brian, We have received sprinkler plans showing uses of rooms (Meeting room and child care) that are not permitted within the occupancy group (R3) that your building permits have been approved for. Furthermore, the gas piping diagram submitted shows a gas line going to a second permanent cooking unit located in the basement. This would not be allowed under the development code, as it would meet all of the requirements for a second dwelling unit. We can not approve the sprinkler plans or gas piping diagram provided and must expire all existing permits for a single family residence if the intended occupancy group has changed. The project is located in unincorporated Washington County. A land use application would need to be made to their planning department, and building permits re- applied for to their building department. It has also been observed that (2) rockery retaining walls have been constructed that have never been under peuuit from the City of Tigard. A grading permit is required for such work through Washington County. The City of Tigard will not issue permits for this work. It can not be added to the existing MST permit, as it is not part of the permitted structure even if it is determined through revised plans that the structure truly is a single family residence. If it is determined that the structure permitted is a single family dwelling, revised plans would be required for the finishing of the basement area that was previously approved as unfinished space. The use of this space would need to conform to the use applied for and the use of the rooms on the sprinkler plans must match the revised building plans.
