General Specifications 1) Comply with all OSHA required safety standards and procedures throughout the project and we will maintain protection of your facility and grounds. 2) We will maintain a clean, watertight, and orderly job site and upon completion remove all debris. 3) We will provide a Columbia Roofing & Sheet Metal 5 Year workmanship warranty. 4) Establish a fall protection plan for this project. In addition to establishing a safe work site, we will maintain protection of the facility and grounds. 5) We will insure that the roof system is in a watertight condition at the end of each workday. Scope of Work Mechanically Attached 45/60mil TPO 1) JP Stevens will be furnishing all necessary materials and accessories needed for the complete installation of the new TPO roof system for this project. 2) We will set up all necessary fall protection necessary to meet or exceed Oregon OSHA Safety standards. 3) We will cut the existing single ply roof system into 10' X 10 grids as per the manufactures specifications before installing the new roof system. 4) We will remove all existing flashings from all the pipe and curb penetrations and dispose of properly. 5) We will replace any wet or damaged insulation at a cost of S68.00 per 4' X 8' sheet of 2.5" rigid poly -lso insulation. This includes all labor, materials & disposal cost per sheet. 6) We will furnish and install a new JP Stevens 60mil TPO membrane over the entire roof area and mechanically attach as per the manufactures specifications. 7) At all curb penetrations, we will furnish and install new base flashings complete with all necessary metal counter flashings as per the manufactures specifications. 8) We will install new pre- fabricated pipe flashings on all soil pipe penetrations and install as per the manufactures specifications. 9) We will install new TPO flashings around the furnace pipes as per the manufactures specifications. 10) We will fabricate and install new TPO 24gauge clad metal drip and gravel stop flashings around the perimeter of the building and mechanically attach to the existing wooden nailer as per the manufactures specifications. NOTE: The clad metal only comes in white, gray and tan colors. Columbia Roofing & Sheet Metal will not be responsible for painting the metal to match the existing exterior color of the building. i, 11) We will clean, inspect & make all necessary repairs to the existing gutters to insure a watertight condition. 12) Upon completion of the above work, we will remove all tools and equipment and leave the site in a clean and orderly condition. Total Lump Sum for Specifications Listed Above: $25,575.00 Exclusions Columbia Construction Inc. will not assume liability for any interior damage or clean up caused by falling dust or debris during normal working conditions. RE: Roof Investigation for Reroofing We have reviewed the existing roof structure of Building B (the south building) at the Tigard Distribution Center at 8001 SW Hunziger Road, Tigard, Oregon. Our review consisted of a review of the design drawings for the roof structure and an onsite visit to review the existing condition of the roof structure. The design drawings for the "New Warehouse & Office Building -- SW Hunziger Street" were done by the D.H. Overmyer Warehouse Company and dated 5 -13- 1965. The roof framing plan, sheet 13, shows the roof loads (Dead and Live) to the roof joists and girders to be 28.32 psf. The roof deck and roofing on the building were replaced in 1999/2000. The existing roof loads (Dead and Live) to the joists and girders is 27.60 psf. Per Russ at Columbia Roofing, the new roof membrane will be applied over the existing roofing system. The weight of the new membrane will be 0.43 psf for a total load to the joists and girders of 28.03 psf. This is less than the design load of the building roof structure. On Nov. 26, 2008, I reviewed the roof structure from the ground level. The framing and roof deck was consistent with the design drawings and the 1.999/2000 upgrade of the roof deck. (Note that the girders at the roof structure were changed to open -web members rather than wide -flange beams, a common "value - engineering" substitution. We have no reason to believe that the design loads were changed with the substitution.) The roof structure appears to be in excellent condition with no problems noted. The roof structure at TDC, Building B has sufficient capacity to support the addition of a new roof membrane weighing 0.43 psf.
