Stories: 2 Name: Luby Building Sprinkled: No The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2007 edition and the 2007 Oregon State Fire Code 1) Suspended ceiling to be installed as per ASCE 7 or Oregon State Interpretation. 2) All improvements made to the building shall be inspected prior to covering. 3) Make approved set of plans available for all inspections. 4) A total of 25% of the cost of the project shall go towards removing architectural barriers (accessibility). 5) All framing shall conform to accepted engineering standards. FIRE LIFE AND SAFETY / GENERAL The main exterior door or doors are permitted to be equipped with key- operated locking devices from the egress side provided: 1. The locking device is readily distinguishable as locked, 2. A readily visible durable sign is posted on the egress side on or adjacent to the door stating: THIS DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED. The sign shall be in letters 1 inch (25 mm) high on a contrasting background. Sec. 1008.1.8.3 All exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. Sec. 1008.1.8 Exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress travel. Access to exits shall be marked by readily visible exit signs in cases where the exit or the path of egress travel is not immediately visible to the occupants. Sec. 1011.1 Exit signs shall be illuminated at all times and shall be provided with a second source of power that will provide 1 '/2 hours of illumination in case of primary power loss. Sec. 1006.3 FYI Additional exit signs may be required by the city field inspector to clearly indicate the path of egress. The means of egress shall be provided with illumination of not less than 1 foot candle at the floor level anytime the building is occupied. The means of egress illumination shall be provided with a second source of power in case of primary power loss. OSSC 106.4 Work Commencing Before Permit Issuance: Any person who commences any work on a building or structure before obtaining the necessary permits shall be subject to an investigation fee equal to the permit fee that shall be in addition to the required permit fees. OSSC 108.4 Inspections: Construction or work for which a permit is required shall be subject to inspection by the building official and such construction or work shall remain accessible and exposed for inspection purposes until approved. Approval as a result of an inspection shall not be construed to be an approval of a violation of the provisions of this code or of other laws or ordinances of the jurisdiction. Inspections presuming to give authority to violate or cancel the provisions of this code or of other laws or ordinances of the jurisdiction shall not be valid. OSSC 109.1 Approval Required: Work shall not be done beyond the point indicated in each successive inspection without first obtaining the approval of the building official. The building official, upon notification, shall make the requested inspections and shall either indicate the portion of the construction that is satisfactory as completed, or notify the permit holder or his or her agent wherein the same fails to comply with this code. Any portions that do not comply shall be corrected and such portion shall not be covered or concealed until authorized by the building official. OSSC 109.6 Use and Occupancy: No building or structure shall be used or occupied, and no change in the existing character, use or occupancy classification of a building or structure or portion thereof shall be made until the building official has issued a certificate of occupancy for such change in character, use or occupancy, therefore, as provided herein. Issuance of a certificate of occupancy shall not be construed as an approval of a violation of the provisions of this code or of other ordinances of the jurisdiction. OSSC 110.1 American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC, which may not include all of the requirements of the ADA. Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. Please indicate the location of the 4x4 support posts on the plan. Are they at the end and center of the 10' -5" exterior edge of the larger deck and centered 5' apart on the exterior edge of the 6' -5" deck? 2). What is the base size of the 8 "high concrete piers and existing pier pads? 3). With a 50psf live load and 10psf dead load, each ledger board connector would need to support a shear load of approximately 280# as shown with (2) connectors @ 24 "O.C. The capacity of each 1/2" lag screw through 1 -1/2" hem fir # 2 is 210 #. Please revise connection call -out to support required load. (Note: one solution may be to decrease the spacing to (2) conectors in each joist bay which are at 16 "o.c). 4). Please provide construction details showing the connection of the joists to the double 2x10 rim joist (i.e. joist hanger callout), the connection of the (2) joists to each other, and the double joists to the 4X4 support posts. 5). Please indicate the number of stair jacks and provide connection details fot the stair jacks to the side deck rim joist. Also please verify adequete support for the top of the staircase (note: a single 2x10 rim joist may not be adequte to support loads from staircase if no additional support posts are installed). 6). Please provide a section view of the staircase indicating the rise and run of stairs, height of guardrail above the nosing of the treads, and handrail on at least one side including its' height above the nosing of the treads. 7). Please indicate the location of railing posts on the plans. Please respond to these item prior to continuing work on these decks. You may submit the revisions to me through e-mail or in- person. If submitting in person, please fill out a City of Tigard transmittal sheet available through our web site under forms, or at the Building counter.
