The submitted plans are approved subject to the following. 1. Deferred submittals: Items which may be deferred include, but are not limited to, the following: Raised floor systems, glazing systems, skylights wooden, steel, or composite floor or roof trusses, suspended ceiling system, retaining walls, shelving systems and steel storage racks, stairway system etc, will be charged a deferred submittal fee based on the valuation of the portion of the work being deferred. The minimum fee shall be $200.00. This fee is in addition to the project plan review fee based on the total project value. OAR 918- 050 -0150 Deferred Items: *Fire system design (FDC & riser line for sprinkler system) Existing public fire service ends at property line. FDC line /valves shall be designed by NFPA 24 and NFPA 13. All piping shall be inspected prior to backfill. * TVF&R FIRE FLOW and HYDRANT WORKSHEET- OFC Appendix B & TVF&R • A. Approval of Fire Marshal John Dalby on following issues; All portions of the building are required to be within 150 feet of Fire Apparatus Access Road. The new structure seem to exceeds the distance. Information needed on the gates inclosing the access way from fire apparatus equipment and clarify that gates meet the requirements of TVF&R and on the accessible rout to public way. The accessible parking sign is required to be 84 inches to the bottom of the sign. Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.4.2 OSSC Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking and processing the documents. The following information is required in order to complete the review. GENERAL. �O p Z� 1. Provide the valuation for the site work portion of the project. Subtract the valuation of the site plumbing work from the valuation for the applicable amount. FIRE REVIEW 2. Complete the enclosed "TVF&R FIRE FLOW and HYDRANT WORKSHEET ". The allowable area permitted and the number of hydrants required will be based on the worksheet. OFC Appendix B & TVF &R # 19 3. Underground Fire Fighting Water Supply. Provide thrust blocking details including cut sheets 0 and installation instructions for any mechanical joint connections. Provide supply pipe burial depth, piping sizes and materials, valve equipment cut sheets, vault details, equipment in vaults, details t t J for hydrants and Fire Department Connection (FDC) location that are necessary for the installation 0 of the fire service. All valves shall be listed for use in a fire service application. Size and location, including size and number of outlets and whether outlets are to be equipped with independent gate valves. b. Whether hose houses and equipment are to be provided, and by whom c. Static and residual hydrants used in flow (5) Size, location, and piping arrangement of fire department connections 4. Provide information on whether or not there is a fire department connection along with a fire line located on property. OFC 503 Q All portions of the building are required to be within 150 feet of Fire Apparatus Access Road. The south (the back of the building) side of the structure exceeds the distance. The Chief may modify the distance when the building is provided with an Automatic Sprinkler System. I will be in contact with John Dalby @ 503- 356 -4700 to discuss the issue. RETAINING WALLS / WALLS OSSC chapter 18 (7)Sheet C2A references a future perimeter wall and sends you to building plans for details. The building ' plans give no reference to this wall. Please provide perimeter wall information and details to be part of the site plan this item can be a deferred item if stated as such. 0 Sheet C2A number 6 and 8 references 4 foot high walls please provide information and details on type of walls. Drainage for retaining walls shall be shown on the plans including the connection to an approved point of discharge. Indicate piping slope, size, material and backwater valves if required by code. 1 , 4 TIGARD ACCESSIBILITY 1 .- Accessible parking sign shown on sheet C2A is required to be 84 inches to the bottom of the sign. Please revise the detail. Please provide an item - by - item response.
