Since more than six months has elapsed with no inspection activity, it is assumed that the work has either been suspended or abandoned and this permit will be expired by limitation as provided in Section R105.5 of the Oregon One & Two Family Dwelling Specialty Code. Please be advised that, in the event of a subsequent sale of your home, the lack of inspection approval for this permit could delay closing. The lending institution and /or the title company may require proof of a completed permit for such work prior to the sale of the property. We will allow thirty (30) days from the date of this letter to apply for reinstatement of this permit for the purpose of final inspection(s). Certain fees will be applicable at the time of reinstatement. A reinstated permit will be valid for 30 days. If the required inspection(s) fails, you will have an additional 30 days to make the necessary corrections. A minimum fee of $70.00 will be assessed for additional inspection(s). Stories: 2 The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004 edition; the State of Oregon Residential Specialty Code ORSC) 2005 edition and the Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999 edition. According to R106.1.1, construction documents should be of sufficient clarity to indicate that the location, nature, and extent of work complies with the provisions of this code and acceptable engineering practice. In order to satisfy this code provision, the following items require your attention in order to complete this plan review: I Please specify method of wall bracing used according to R602.10.3, and lengths of braced wall panels, in order to comply with Table 602.10.3(1). Response assumes percentages of wall bracin• resuired from what Table? R602.10.3 1 or R602.10.3 ).The requirement for BPs at each end of the braced wall line from R 02.10.11 requires a braced panel at the left side of the front wall, since this wall bears on a beam, this braced wall would have to be designed, as would the beam B4 under it for shear transfer. Please provide the calculations for shear through this beam and the detail of connection of the wall to the beam, and how the wall is to be constructed. Please show how lateral bracing is maintained through the two story areas of SW /1 walls, and how the walls around the opening are prevented from creating a hinge point between them. Response: New note on page 1/6 says "double 2x6 full height ", are you still using the 12" o.c. spacing, and grade DF #1? 3. Response: OK 1 4. Floor framing under second story cantilever over garage needs to accommodate double joists under edges of braced panels per sectionR301.2.2.2.2 number 1, or be designed. Response: The detail provided doesn't show the location of the blocking under panel edges perpendicular to the wall or the connection of the blocking Please clarify on floor framing and in the detail. 5. Please submit detail of portal frame with intermediate section for garage opening. 4. Floor framing under second story cantilever over garage needs to accommodate double joists under edges of braced panels per sectionR301.2.2.2.2 number 1, or be designed. 5. Cross section C on page 6/6 shows a ledger being lag bolted to each stud for rafter bearing. The holes for these lags would be over size per R602.6. Please provide another detail of connection that would maintain the structural integrity of these load bearing studs. 6. The landing in the mid point of the stairs doesn't meet the requirement for a 36 inch deep landing, please revise.
