STORAGE SPACE FLOOR:
1- Cut -in Stanley six -panel steel door (primed. pre- hung), 3 -0 x 6 -8, in partition wall to
gain access to new space. Case to match on finished side. Passage hardware incl.
2- Span space lengthwise with (2) glu -lam beams, approx. 20 1/ 2' & 18' x 5 1/ 8 x 12
(subject to load calcs by others), positively fastened to existing foundation, except @
partition wall/ retaining wall portion of foundation.
3- Hang 2 x 12 DF #2 joists 16" O.C. to support new sub - floor. Create new access to
crawispace below approx. 3' x 4' & 4' x4' in framing. Floor to be flush with adj. space
(please note that any additional flooring will affect the relationship between flooring
materials). Frame 2x6 partition wall to enclose new floor area, drywall one side and
firetape only (approx 10' high x 20' wide wall ). Other three walls and ceiling to remain
as existing.
4- Decking to be DF T &G 2x6, glued and blind nailed. Provide hinged trap -doors of same
material.
5- Recommend min. R -30 insulation between floor joists and R =25 in new wall (Neither
included in this price). No painting or floor treatment to be included. Existing access @

Project duration approx. 2 weeks. Clean -up and removal of debris included. This price
assumes that client will assist in placement of beams (Moving beams from delivery point
to position on foundation/ supports) Any additional labor required for beam placement will
be charged to client at $35/ man hr. for temp. labor. Any additional materials will be billed at
cost plus handling charges. Any required permits are responsibility of CLIENT (RCBC to
provide sketch for permit process, showing attachment method and clearance
requirements. Engineering calculations by client.) WORK to commence on or about the Fifth
of July, 2004.
This proposal constitutes a contract for services to be provided by
RIVER CITY BUILDING COMPANY, if accepted.
