The plan review was performed under the 2005 Oregon Residential Specialty Code. The review
of the submitted plans will be completed when the following information is provided.
1. Please provide vertical and lateral analysis as per R502.2.1- ...deck needs to be
designed for both vertical and lateral loads. Specifically with regards to elevation
height, wind loading from screened walls, and weight of hot tub.
2. Beam calculations are needed to show that they can adequately support the hot tub
and maximum live /dead loads.
3. Per R301.2.2.2.2 (2) - When a section of floor or roof is not laterally supported by
shear walls or braced wall lines on all edges... designed in accordance with accepted
engineering practices. Please provide lateral analysis.
4. Clarification as to how loads from deck footings are not going to impact retaining
wall as per R402.1 ... transmitting resulting loads to the supporting soil. Cut details
showing footings to be at the same grade as the retaining wall footing are required
for footings B (North West) deck side that is adjacent to retaining wall. Plans can be
red lined with notes as to depth of footings; I just need something in writing or cut
details stating what you would like to do.
5. When responding, provide two copies and an itemized letter stating in what way each
issue has been addressed in the revision.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.

To whom it may concern:
Please accept the following information in support of the above mentioned project.
As per your request, I have itemized responses numbered as in your checksheet.
Note the following for your review and hopeful approval:
1. Gravity and lateral analysis has been performed by Luke Lee of C.K.
Engineering. A cut sheet with with weights of the hot tub and a copy of your
check sheet was provided to the engineer per your check sheet. The engineering
analysis is provided and the drawings have been updated accordingly.
2. Beam calculations have been provided as required and sizes have been verified
by the engineer. Note that hold -downs have been added to the foundation and
the beam under the hot tub has been reinforced. These changes, as well as others
have been integrated into the drawing set.
3. Lateral analysis has been provided for both the deck and the screen walls.
4. The retaining wall is in place and has been backfilled with gravel. The wall is no
closer than 8' to the new structure, and the new construction will not impose new
loads on the wall. Please refer to detail 2 on Sheet 4 for the worst condition.
Gravel fill in the new construction area is only about 6" deep.
5. Two copies of all revised documents and the engineering will be provided along
with the cover letter. A transmittal will also be provided.
