Stories: 2 The plan review was performed under the 2005 Oregon Residential Specialty Code (ORSC). The review of the submitted plans will be completed when the following information is provided. 1. Please verify that existing 2n story wall being removed is not a lateral force resisting element of the original design or provide calculations to show continuous load path for lateral force resistance to the foundation, Per ORSC 301.1 2. Please provide construction details for ledger board attachment, to include size and length of bolt to studs with consideration to the sheetrock. If sheetrock is to remain please provide calculations for compressive material in the joist seam, Per 106.1 When responding, provide an itemized letter stating in what way each issue has been addressed in the revision. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of Tigard in tracking and processing the documents. Please verify that existing 2nd story wall being removed is not a lateral force resisting element of the original design or provide calculations to show continuous load path for lateral force resistance to the foundation, Per ORSC 301.1 The Contractor /Owner has verified that the existing 2nd story wall being removed has no structural sheathing and thus is not a lateral force resisting element. In addition, the drawings show that there is no wall line present below the wall in question. This is a good indicator, that the existing wall is not a lateral resisting line. 2. Please provide construction details for ledger board attachment, to include size and length of bolt to studs with consideration to the sheetrock. If sheetrock is to remain please provide calculations for compressive material in the joist seam, Per 106.1 The Contractor /Owner has verified that the existing 2x6 studs are spaced at 12" o.c. A revised calculation and drawing mark up shows (2) Y2" i lag bolts with 4" embed in each stud with the drywall removed will suffice (see attached).
