The plan review was performed under the 2005 Oregon Residential Specialty Code. The
review of the submitted plans will be completed when the following information is
provided.
1. Cut sections - of retaining walls and post /column footings, ledger /floor joist
attachment details, and intended double beam installation.
2. Missing beam calculation (6x12 in bedroom #2).
3. Design details for the wine cellar column removal and the diag. strut and
compression block installation.
4. When responding, provide two copies and an itemized letter stating in what
way each issue has been addressed in the revision.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City
of Tigard in tracking and processing the documents.

Item 5: Per section R310 Client to provide Casement emergency egress windows in each
bedroom - Not to exceed 44" off floor, 5.7 square feet min. area, 22" min. high, 20" min.
wide.
Item 6:
Structural Calculation correction PG 1, span shown as 35.75' should be 19.25', end
reactions shown as 13,400 lbs should be 6,650 lbs. But void as steel beams per page 2
will be used.
Item 7: Page 4 revised media room steel beam end support detail and calculations added
to avoid additional loading on fireplace foundation, & to minimize possible settlement
concerns.
