The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2004 edition; the State of Oregon Residential Specialty Code ORSC) 2005 edition and the
Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999 edition. The submitted plans
have been reviewed and the following information is required prior to completion of the review.
1. The site plan must reflect the work to be performed, please submit five copies of the
revised site plan.
2. Please provide footing, post, beam, and joist sizes for the existing deck.
3. The ledger lag bolt attachment is inadequate for the load imposed; please submit revised
drawings to scale.
4. The size of the new footings will not support the load imposed on them, provide
information and drawings.
5. Please provide revisions showing how the footings behind the retaining wall will be
placed to as to not add surcharge to the wall, or provide engineered design.
6. The balusters on the deck and risers must be less than four inches apart, R312.2. The
width of the stairway must be a minimum of 36 inches, R311.5.1. Riser height shall be
eight inches, R311.5.3.1. Tread depth shall be nine inches, R311.5.3.2. A handrail
meeting the requirements of R311.5.6.3 must be provided. The openings between the
risers shall be less than four inches wide.
When submitting revised drawings or additional information, please attach a copy of the
enclosed City of Tigard, Letter of Transmittal. The letter of transmittal assists the City of
Tigard in tracking and processing the documents.
