Evergreen Pacific, Inc. 94:" 9117 SW Burnham St. Tigard, Oregon 97223 Aman Residence 14988 SW 109 Ave. - Tigard Dry Rot Replacement Dear Mr Oldham: I have reviewed the framing sketches and photos of the dry rot that was found in a 4x 10 beam and some decking at the residence located at 14988 SW 109 Ave. in Tigard. In the space between two units, there exists a pair of 4x10 beams (one per each unit) with a small gap between that hold up the 2x8 decking. These 4x10 beams are supported by posts at 8 ft o/c but the beams have also been infilled with a 2x4 stud wall framing that sits on the continuous concrete footing. The 2x4 wall framing supports gypsum boards that create a firewall between units. It appears that the 4x10 beams were designed and used structurally before it was determined that at the property line, this space needed to have the fire wall between units. As such, this area could have been framed with 2x4 stud walls full height and skipped the 4x10 beams at that location. There are no structural issues with removing a partial section of the continuously supported 4x 10 beam containing the dry rot and replacing it with a new section of 4x 10 (total length between 4 and 5 ft). The cut ends of the 4x10 beams (each side of the splice) need to have 2x4 studs within 8" of the splice and every 24" as required for the gypsum board support. There is no reason to add a steel strap across the splice of the 4x 10 beams as they are not part of the lateral system. The 2nd part of the dry rot replacement is the 2x car decking. To not have to replace the entire length of boards due to rot and just the ends, it is acceptable, as you have shown in your sketches, to run a pair of 4x6 joists under the decking and then add a 4x6 header between them to create bearing for the new joint created by removing the damaged sections. Scope 1. Cut out a 4' — 5' section of damaged 4x10 beam and replace with new matching beam. 2. Replace the cripple studs and plates below the beam (match existing). 3. Remove and replace the firewall gypsum as required to replace the beam and cripple studs. 4. Remove and replace the 2x8 car - decking sub -floor where water damaged (approximately six boards wide x 6' long). 5. Proposal includes an Allowance of $350.00 for structural engineering fees regarding the beam. 6. Proposal includes an Allowance of $150.00 for building permit fees. 7.
