The two items I would like to be included as part of the zone change requirement are: 1'. One building i s supposed to be 75' and 4 stories high. Based on the type of construction that is used in the other two buildings and the rather poor access that exists in the parking lot and the height and the occupant load that would be in this building, and the limitations of Tualatin Fire District that in allowing this zone change for this building, that it be required to be fully automatically i. fire sprinklered. 2. There will be no residential areas to the immediate north, east or west directions. • , 2. Due to the slope of the land the taller buildings on the lower portion of the property should not restrict the view of the residential area to the south. 3. The granting of this height varianc r the central 10 acre O.E.A. site will then conform to thL ,llowable height on the property to the east. 4, In addition, as a result of the slope in the property the taller buildings on the lower portion of the property will, from a distance, appear equal in height to a two story building a short distance away. 5, An arbitrary decision to design taller buildings is not the intention. Rather an evolution of the study of the existing buildings and the interconnection with the total site master planned led to the building size. The initial site was developed under Phase I construction in 1968. They are now planning for a Phase II constructt.)n project dealing with a three story office building. Final phased for full development of the site are indeterminate 9. The Oregon Education Association plans on selling the property to the East and West of their 10 acre site. However, it has been recommended by the Tigard City Planning Staff to include in the zone change those pieces of property for sale. See attached site plan. 10. At present S. W. Atlanta Street is dead ended on the South side of the site. The continuation of Atlanta Street, as shown on the attached site plan, is in keeping with the city's anticipated road layout. The access road shown in the south east corner of the site is an agreeable access to the east side property. In addition a service road on the north end of the site could be used as a connection between the east and west property. Please refer to drawings for further information and data.
