ANALYSIS AND CONCLUSION The granting of a variance is based on finding that the following criteria are satisfied 1. The proposed variance will not be materially detrimental to the 4.` purposes of this Code, be in conflict with the policies of the }`` Comprehensive Plan, to any other appicable policies and standards, and to other properties in the same zoning district or vicinity; t,, ' 2. Since the i. magnitude of the variance is small (10% reduction), the variance will not yf have a noticeable impact upon surrounding properties.
