Tiedeman Avenue approximately 470 feet south of S.W. Tigard Streets Both duplexes are under construction. Surrounding Zoning and Land Use The area surrounding the subject site is zoned R-7, single Family Re•:dential and is developed with scattered single family dwellings. The abutting parcel to the south has also been approved as a duplex 1.ot. The Tigard school District property, located to the west across Fanno Creek, is planned for a high school and junior high school site. Staff Findings and. Recommendation The staff finds that under item CU 7-72, one of the conditions requires "that the duplexes not having garages each have two covered off-street parking spaces".
