units adjacent an existing pond and to be maintained by a

requirement that only two access points onto Walnut be
allowed to provide access to the applicant's property.

to adjacent properties, Thus, the granting of this
variance will not be detrimental to the intent of

in the zone or vicinity in which the duplexes are
located. The granting of this, variance will not be •
detrimental to the Objectives of any city development
plan or policy.
