Main Sid . . . ` Tigard, Oregon 97223 ': LADIES AND GENTLEMEN OF THE PLANNING COMMISSION: • Enclosed you will find a completed application form, the appropriate fee, a legal description of the parcel in which the sign sets, and below a written narrative addressing directly.:: g points 1 & 6, which we feel are rectl applicable di to the Variance in which we are asking. The nature of our proposal is to acquire a Sign Variance to allow a reader board to be attached to the existing sign at Scholls Ferry Rd./Greenway Town Center. This reader board, it is felt, is a necessity to the existing Thriftway Grocery Stores' existence. The store has seen a terribly depressed year, as sales have been far below break-even. The grocery store is 37,000 sq. ft. a major investment for anyone to handle, and now looking for a way or ways to put it on line so as to maintain ownership. If said grocery stores existence is shakey, this jeopardizes the whole viability of the shopping center as an investment in itself. • The impact that would be expected to be felt would be to attract those passing by that usually shop another grocery store (i .e. Fred Meyer, Keils, etc. . .) So as to increase Thriftway's volumes at least to a point of break-even. This • will in turn improve the volume figures of the co-tenants also located in Greenway Town Center. Presently, the leasing program has been damaged dramatically because -': the Thriftway has failed to live up to very reasonable expectations, .y b :fia d • • GREENWAY TOWN CENTER Beginning at the intersecting centerlines of S.
