The space remaining after setbacks is so limited that rectangular structures of sufficient square footage to make a pro. I t ,sect feasible cannot be laid out on the propertyQ The problem is I accentuated because the width of the lot narrows considerably from Tigard Ave, to the Fanno Creek boundary. This creates a situati.ct l' where space runs out in a hurry trying to avoid cr®ssing set-back lines with a rectangular building The attached map has been prepared so that you cah more easi:ir visualize the situation, The shaded portion the •.. P represents portion i"-.: taken by set-.backs. According to my rough calculations, the area covered by set-backs represents about 73% of the total lot areas •: This leaves only 27% of the lot area which can be improved with buildings. I 1 I wholeheartedly agree with the need for set-backs to assure, preservation of aesthetic values in an M-4 zone. On the other hand • I'm sure you will agree that this can be done with more reasonable- t,: ness than enforcing the set-backs as now written, A reasonable solu- tion to the problem, it seems to met would be to preserve the present I set-backs on the Tigard Ave. & Grant St. frontages but reduce the 1i • side yard set-backs from 501 to 201 on the West boundary and the Fanno I Creek boundary, y i.. 1 .
