This parcel of approximately 6.9 acres is proposed to be sub- divided into approximately three equal parcels. The site is unoccupied with the exception of a small well house in the northeast. The site slopes upwards from southwest to northeast from approximately elevation 160 feet to 225 feet. Slope gradients average 12% with lesser gradients in the cen- ,e tral portion of approximately 6%. A well-defined ephemeral stream bed tra- ilverses the west portion site. FIELD EXPLORATIONS . ., Field explorations consisted of fifteen (15) backhoe-eXcavated test pits, • I designated TEl through TE-16, located as shown on Figure 2. The test pits were excavated under the direction of an experienced geologist from our firm, who maintained logs of materials encountered, obtained representative . 01 jar and tube samples, and performed strength testing with a pocket penetro- meter. Common Pacific Northwest , practice requires that the fines content (as described above) be less than . 5 percent for an "all-weather" structural fill material . However, consider- • able economy may be achieved with the use of pit-run or crusher-run soils , (3-inch maximum size) which may or may rot meet the commonly accepted fines limitation. An unusual period of dry weather may also enable use of a nor- mally non-conforming material . The ultimate requirement is for a material .. which can be compacted to structural fill specifications during the prevail- . . ing weather conditions without unusual delays. . . As noted above, wet weather grading and construction presents certain pro- #j blems which must be considered. Important among these is the use of a clean, granular fill as recommended. The necessary use of such fill during wet weather presents a secondary problem as a result of good vertical drainage of the fill and poor drainage of the underlying fill and natural soils. Rain will readily penetrate the granular structural fill but will be impeded 1 by the underlying less pervious soils. As a result, several inches of pre- . cipitation could fully satuate the gravel fill producing flooded footing and other excavations. Additionally, some trafficability problems could result if rounded or only partially fractured gravels are used Foundations. In our opinion, the site soils are suitable for support of , . 17-61:11"-w—e'lt structures. We recommend that footings be designed for a maxi- mum allowable soil pressure of 2000 psf and that all footings be located at , least 24 inches below lowest adjacent grades, Continuous footings should be a minimum of 16 inches wide and column footings 24 inches square. Esti- mated total settlements should be on the order of 1/2 inch, This data applies to the natural silt soils within about 1 to 2 feet of the surface and to con- . trolled, compacted fills. The organic silts located within the zone shown t . on FigUre 2 are not considered suitable for foundation support, pavement sup- / port or support of fills. These should be removed and replaced with struc- tural fills as described in the previous paragraphs.
