The other lot will contain approximately 1 6,800 square feet, a variance of 700 square feet, or less than 10%. i) Out of 11 lots in Knoll Acres, 9 lots are irregular in shape and this seems to have been the pattern of development, No two lots are the same shape amOsitv The square footage of this lot was loSt to dedications in the approximate amount of 625 square feet leaving an actual variance of 75 square feet which is trivial, 2) Most properties in the Knoll Acre area, are capable of being partitioned without variance of 700 square feet because of the taking of the excess right of way by the State Highway Division in fact, it now appears that the right 4h,==*.kt of way will not be used in the forsee able future.
