Location and Land Use 211k121221.222222sta The vacant subject site is located on the west side of S.W. Pacific Highwny approximately 120 feet southwest of S.W. Walnut Street. Surrounding Zoningand Land Use The area sourrounding the subject site is zoned 0-3 and is developed with various retail commercial uses. The adjoining lots support a service station, market and commercial office complex, Staff PindinEs and Recommendation The staff finds that the proposed variance will not be materially detrimental to the purposes of the zoning ordinance) nor incompatible or injurious to adjoining parcels. An existing easement will be utilized for access and egress thereby not creating additional access points along Pacific Highway. The substandard subject parcel was created when the abutting rgervice station Wae granted conditional Use approval and additional right-of'-way along Walnut Street required. It is recommended that the request be approved subject to • the following conditions' 4 1 - 1. That the front 10 feet of the subject property shall be landscaped and maintained. 2. That any change of use on the subject site shall be reviewed and approved by the Planning Commission. :t A• • • Pg. 2 - Staff Report - Stan Wiley, Inc. - 1/20/71 • „ , . •' 1 • i4, •'f ...i :, ",., "0,151',,,, ' ,,, - - 4-.0...mv-,,i,,,,44,..meisti .;,..0ititornf,'''',' ,,--i'l-•• •''''''', ?nritrk0 ' . , ,,,,,4whypri.,,,,,,4...441.4*-4,N, . .,-,...i";?vo,,:o,.
