As per your instructions, we are enclosing two copies of the revised documents and this letter which addresses each item on your list. • Site Work: 1. This project has very little s' -e work which would contribute to erosion. See Ground Floor Plan, Sheet A2.la • • for all relative elevations. The parking lot is existing and will not be modified. All sidewalks around the • building (as shown on sheet A1.1 and A1.2) are to be reconstructed in their existing locations at a slope less than 1:12. The sidewalk work was previously permitted under phase 1, using the same documents as submitted with this phase. 4. The parking lot is existing and the scope_of the project does not include any regrading of the parking areas. This work was previously permitted under phase 1, using the same documents as submitted with this phase. See • attached drawings from Phase 1. 5. The extent of the existing utility system is shown on the enclosed utility plan which was submitted in the previous permit submission for phase 1. 6. Roof drains will be connected to the existing storm drainage system. 7. "Hydrant Flow Test Report Form" and. "Fire Flow Worksheet" will completed as soon as possible and returned to your office. These forms were not included with the site plan review. ' , Accessibility: 1. This accessible way was permitted under the phase 1 permit process.' This accessible way is shown on sheet A1.1, which has been marked -up for clarification and which has been enclosed. 2. Minimum clear widths hava been met as. shown on drawings 1/A1.2 and 1 /A2.la. 3. All accessible routes have a clear continuous minimum height as per 1109.4.2 and as shown on the building . sections on sheets A4.1 through A4-.7. 4. All sidewalks are a minimum of 5' wide with the exception of the sidewalk to the North of the pool, which is only 4' wide. This sidewalk is only 146' long (less than the 200' maximum - permitted by code) and also has a passing space,where it is intersected by-the sidewalk from the community meeting room. Yamhill Portland, Oregon 97204 Attn: Paul Ries Subject: Villa La Paz (SIT #98 -0010) Site Plan Review Dear Paul: The following discussion is our response to Site Plan Review comments for the Villa La Paz project which relate to structural items. Comment: Provide a liquefaction potential and soil strength loss report (OSSC, Section 1804.1.1 and 1804.5). Response: Given the small size of the project, a soil investigation was not conducted. The structure has been designed for foundation allowable bearing and passive pressures corresponding to Materials Class 4 in Table 18 -1 -A of OSSC. These allowable pressures are conservative values which are typically assumed in the absence of a soil report. Since the project consists of single story wood construction with a total square footage (existing plus new) of approximately 1600 square feet, can the liquefaction/soil strength loss report be waived? Comment: Structures shall be designed for seismic forces coming from any horizontal direction (OSSC, Section 1628.1). A. Provide a seismic lateral forces analysis prepared in accordance with OSSC, Section 1628. Response: See enclosed structural calculations. ' 1 Comment: We are unable to ascertain whether the roof structural elements have been designed to include the additional weight of the HVAC units. A. Submit the engineer's analysis of the roof structural members supporting the HVAC (OSSC, Section 106.3.2). Response: HVAC units are bidder designed items, and their exact sizes, weights, etc. are not known at this time. When the data on these units are known, it will be provided to the roof truss designer for incorporation into their design of the pre- engineered trusses. See revised Drawing S4 (enclosed). At least one accessible route shall be provided within the boundary of the site from public transportation stops, accessible parking spaces, passenger loading zones if provided, and public streets or sidewalks to an accessible entry. When more than one building is located on a site, an accessible route shall be provided between the buildings and accessible site facilities. The accessible route shall connect to the public way. Provide walkways and curbside ramps, with detectable warnings, in accordance with OSSC, Section 1103.1. 2. Width. All walks on accessible routes shall be continuous with a minimum clear width complying with Section 1109.4.1 (OSSC, Section 1103.2.4.1). 3. Accessible routes shall have a clear continuous minimum height complying with Section 1109.4.2 (OSSC, Section 1103.2.4.2). 4. Passing space. Walks less than 60 inches. (1524 mm) in continuous width shall provide passing space at reasonable intervals but not to exceed every 200 feet (60,960 mm) complying with section 1109.2.1. Passing space may be provided at landings at building entrances or at the intersection of two walks. The passing space at the intersection of two walks shall have the minimum possible running slope and a cross slope that does not exceed 1 unit vertical in 5® units horizontal (2% slope) (®SSC, Section 1103.2.4.4).
