Inasmuch as the future maintenance of the sidewalk and approach are the responsibility of the adjoining property owners, any problems within one year of the Certificate of Occupancy should be referred back to the home builder. According to The City of Tigard, Engineering Department, "the construction appears satisfactory by observation and no further work is recommended at this time." Inasmuch as the future maintenance of these sidewalks and approaches are the responsibility of the adjoining property owner, it is our recommendation that the Building Department notify the property owner that no inspection for this item was done and that any problems within one year of the Certificate of Occupancy should be referred back to their builder. The construction appears satisfactory by observation and no further work is recommended at this time. Also, we would recommend that a copy of this memo be placed into each of the appropriate building files.
