The plan review was performed under the State of Oregon Structural Specialty Code (OSSC)
2004 edition; the State of Oregon Residential Specialty Code (ORSC) 2005 edition and the
Tualatin Valley Fire & Rescue Ordinance 99 -01 (TVFR99 -01) 1999 edition.
According to RI06.1.1, construction documents should be of sufficient clarity to indicate that
the location, nature, and extent of work complies with the provisions of this code and acceptable
engineering practice. In order to satisfy this code provision, the following items require your
attention in order to complete this plan review:
1. Item written on Plan Review letter that should not have been included.
2. The type of fireplace is identified where? Response not accepted.
3. Plan sheets that have been corrected have not been submitted as of the date of this
letter for review. Response not accepted.
4. Please provide beam calculations shown on floor framing to the city for review, and
to the designer to facilitate showing the posts or studs under point loads. Response
not accepted.
5. The detail on page 5/6 for the Portal Frame is for a 1 story structure. Please provide
the detail on the plan for the two story structure. The detail on the same page for the
ABP is also for a one story structure. Please provide details for the top of a two story
ABP, and the first story of a two story structure ABP on the plan. Response not
accepted.
6. The ABP on the cantilever does not meet prescriptive requirements, please revise, or
have the upper and lower floor beneath this section designed.
