This building does not have a veneer on it, just painted 8" masonry load bearing walls. By my estimate you will have zero System Development Charges for your AutoZone project. I've attached an updated analysis of Transportation Development Tax (TDC) and Parks SDC charges showing that there will be no charge for either. The former use, as a restaurant, had a much higher trip rate than your proposed retail use and, therefore, a higher dollar fee per thousand square feet. The calculations show that, even with your larger facility, there is no TDT due. Similarly, the Parks calculation suggests that you will have fewer employees and, therefore, there will be no Parks fee due. Sewer Connection and Water SDCs are calculated when we have actual building and plumbing plans to review. However, a restaurant has multiple sinks and bathrooms and I expect that your facility will have a substantially smaller number of plumbing fixtures. Accordingly, I expect that there will be no incremental impact on the water or sewer systems and, therefore, no Sewer Connection or Water SDCs. Please let me know if you have any questions.
