Occupant Load: 72 Stories: 2 The City of Tigard Building Division has reviewed the submitted building plans for the above referenced address in accordance with the Oregon Structural Specialty Code (OSSC), 1998 edition, Uniform Fire Code (UFC) as amended by Tualatin Valley Fire & Rescue and the Oregon Mechanical Specialty Code (OMSC), 2002 edition. The plans are approved subject to the following conditions. Structural & Fire Life Safety Review Comments 1. Special inspections and structural observation are noted on Sheet 24 of the plans. The special inspection agency has been identified as Carlson Testing, Inc. Reports shall be sent to Hap Watkins, Inspection Supervisor at 13125 SW Hall Blvd., Tigard, OR 97223. Any discrepancies shall be brought to the immediate attention of the architecture or engineer of record. Structural observation reports by the engineer of record shall also be forwarded. OSSC Chapter 17 and 106.3.5 2. Deferred submittals are identified as manufactured roof trusses. All deferred submittals shall be submitted to the engineer of record who shall review them and then forward them to the City of Tigard Building Division with a notation indicating that the deferred submittal documents have been reviewed and they have been found to be in general conformance with the design of the building. The east stairway and the connecting hall on the lower floor shall be constructed as a 1 -Hour corridor. The walls and ceiling shall be of not less than one -hour fire - resistive construction and all doors opening into it shall be provided with tight fitting smoke - and - draft - control assemblies having a fire- protection rating of not less than 20 minutes. The door and frame shall be labeled with the rating followed by the letter "S." 4. A minimum 18 inch by 24 inch under floor access is required for the crawl space. This opening shall be unobstructed. OSSC 2306.3 5. The manufacturer's specifications and installation instructions for the proposed Class A roof shall be provided to the City of Tigard Building Division prior to installation of the roof covering. 6. At least one (1) attic draft stop shall be installed above the second floor ceiling so the attic area does not exceed 3,000 square feet and the greatest horizontal dimension does not exceed 60 feet. OSSC 708.3.1.2.2. Draft stop material shall comply with OSSC 708.3.1.3 7. Fire - resistive assemblies shall be maintained and all penetrations through such assemblies shall be protected with penetration firestops in accordance with OSSC 709.6 through 709.7 and 714. 8. Exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. OSSC 1003.3.1.8. 9. Stairways and handrails shall comply with the provisions of OSSC 1003.3.3.1 through 1003.3.3.7. 10. Exits signs shall be located to clearly indicate the direction of egress travel. Signs shall have graphics and be illuminated as required by OSSC 1003.2.8 11. Minimum 2A,10BC fire extinguishers shall be provided throughout the building so the travel distance between extinguishers does not exceed 75 feet. UFC Standard 10 -1. i . Accessibility — Chapter 11 Review Comments 1. Accessible parking shall be installed and signed in accordance with OSSC 1104.1 and ORS 447.233. 2. Handles, pulls, latches, locks and other operating devices on doors, cabinets, plumbing fixtures and storage facilities shall have level or other shape permitting operation by wrist or arm pressure and not require tight grasping, pinching or twisting to operate. OSSC 1109.3.1. 3. Mounting heights for environmental and other controls, dispensers, electrical and communication equipment system receptacles on walls and other operable equipment shall be within at least one of the reach ranges specified in Section 1109.2, and not less than 36 inches above the floor. OSSC 1109.3.2. 4. Floor coverings and surfaces shall comply with OSSC 1109.6 for accessibility. 5. Stairways shall comply with OSSC 1109.8 for accessibility. 6. Doors shall comply with the requirements of 1109.9 for width, maneuvering clearances, thresholds, closers, hardware and opening force. The opening force for exterior doors shall not exceed 8 % pounds and interior door 5 pounds. 7. All restrooms shall be accessible and barrier free in accordance with OSSC Chapter 11. 8. The room identified as the "Area of Rescue Assistance" shall be identified with a sign which states: AREA OF RESCUE ASSISTANCE and containing the international symbol of access. The sign shall be illuminated when exit sign illumination is required. OSSC 1107.2.6 Mechanical Review Comments 1. Multiple air - handling systems with a design capacity greater than 2,000 cfm shall be provided in the return -air ducts and shall shut down the air distribution system upon activation. OMSC 606 2. Condensate drains from the units shall be conveyed to an approved location in accordance with OMSC 307. 3. Duct openings into the one -hour stairway or corridor shall be provided with combination smoke /fire dampers. Access to such dampers shall be permanently labeled on the exterior having letters not Tess than 1 /2 inch in height reading: SMOKE DAMPER or FIRE DAMPER. Access doors shall be tight fitting and suitable for the required duct construction. OSSC 713.10, 713.11 and OMSC 607 4. Rooftop units shall be permanently marked in an approved manner that uniquely identifies the appliance and the area it serves. OMSC 304.10 General Review Comments 1. A copy of the approved plans shall be on the job site at all times and available to the City of Tigard inspectors for inspection purposes. OSSC Section 106.4.2 2. A final inspection and Certificate of Occupancy is required prior to occupying for the intended use of this building or parts thereof.
