Nick Wellman 1717 Mount Jefferson Ave • Woodburn, OR 97071 RE: PLAN REVIEW Project Information Site Permit: BUP2005 -00148 Construction Type: V - B Tenant Name: Cascade Veterinary Occupancy Type: B Address: 11140 SW 68 Parkway Occupant Load: 50 + Area: 7,960 sf, 2 1,650 sf Stories: 2 The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004 edition; and 2003 International Fire Code as amended by TVF &R. The submitted plans are approved subject to the following conditions. 1. Special Inspection: Special inspection is required for items listed on sheet SA.i The special inspection agency of record shall furnish inspection reports to the Engineer of Record, Chris C. Van Veet, the General Contractor, Triplett Wellman, Inc. and the City of Tigard, Building Division, attention Hap Watkins. All discrepancies shall be brought to the immediate attention of the general contractor for correction. The special inspector shall submit a final signed report stating whether the work requiring special inspection was, to the best of the inspector's knowledge, in conformance with the approved plans and specifications and the applicable workmanship provisions of the code. 1704 OSSC 2. Glass masonry shall be installed per section 2110 OSSC along with Listing and manufactured installation instruction. 3. Mortar for use in masonry construction shall conform to ASTM C 270 and shall conform to the proportion specifications of Table 2103.7(1) or the property specifications of Table 2103.7(2). Type S or N mortar shall be used for glass unit masonry. The amount of water used in mortar for glass unit masonry shall be adjusted to account for the lack of absorption. Retempering of mortar for glass unit masonry shall not be permitted after initial set. Unused mortar shall be discarded within 21/:hours after initial mixing except that unused mortar for glass unit masonry shall be discarded within 1 J: hours after initial mixing. 2103.7 4. All exit doors shall be openable from the inside without the use of a key or any special knowledge or effort. 1008.1.8 OSSC 6. Exit signs shall be illuminated at all times and shall be provided with a second source of power that will provide 1 '/2 hours of illumination in case of primary power loss. 1006.3 OSSC FYI Additional exit signs may be required by the city field inspector to clearly indicate the path of egress. 7. The means of egress shall be provided with illumination of not less than 1 foot candle at the floor level anytime the building is occupied. The means of egress illumination shall be provided with a second source of power in case of primary power loss. 1006.2 OSSC 8. Deferred submittals such as Fire Alarm, Fire Sprinkler, Truss Joist Shop Drawings, etc, will be charged a deferred submittal fee based on the valuation of the portion of the work being deferred. The minimum fee shall be $200.00. Deferred Items: • None Listed 9. Safety glazing including but not limited to: the following locations: Each unit of glazing shall be permanently identified by the manufacturer. 2406 OSSC. Some of these locations are as follows: a. Glazing in ingress and means of egress doors. b. Glazing in an individual fixed or operable panel adjacent to a door where the nearest vertical edge is within a 24" arc of the door in a closed position and whose bottom edge is less than 60" above the floor or walking surface except when there is an intervening wall or other permanent barrier between the door and the glazing. Glazing that meets all the following conditions: In lieu of safety glazing, protective bar (1 ' /z" height minimum) may be installed on the accessible side(s) of the glazing 36" ± 2" above the floor. The bar shall be capable of withstanding a horizontal load of 50 plf without contacting the glass. Sec. 308.4 10. American with Disabilities Act (ADA): It shall be the responsibility of the Architect, Engineer, Designer, Contractor, Owner and Lessee to research the applicability of the ADA requirements for the structure. The City of Tigard reviews the plans and inspects the structure only for compliance with Chapter 11 of the OSSC, which may not include all of the requirements of the ADA. 11. Live Loads Posted: The live loads for which each floor has been designed to exceed 50 psf shall be conspicuously posted by the owner in that part of each story in which they apply, using durable metal signs, and it shall be unlawful to remove or deface such notices. The occupant of the building shall be responsible for keeping the actual load below the allowable limits. 1603.3 OSSC 12. Not part of this permit review: Plumbing, Electrical or Mechanical Approved Plans: 1 set of approved plans, bearing the City of Tigard approval stamp, shall be maintained on the jobsite. The plans shall be available to the Building Division inspectors throughout all phases of construction. 106.3.1 OSSC Certificate of Occupancy: No building or structure shall be used or occupied until the Building Official has issued a certificate of occupancy 110.1 OSSC Premises Identification: Approved numbers or addresses shall be provided for all new buildings in such a position as to be plainly visible and legible from the street or road fronting the property. When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal.
