Correspondence (156) • June 13, 2006 (7/4 tE Corr Mildren Design Group, PC CITY OF UG D Dan Vasquez OREGON 7650 SW Beveland St, Suite 120 Tigard, OR 97223 RE: TRIANGLE COMMONS BUILDING ONE ANG GARAGE — SITE REVIEW Project Information Building Permit SIT2006-00006 Construction Type: III-B /II-B Tenant Name: Triangle Commons Occupancy Type: B /S2 Address: 11850 SW 67 Ave. Building Area B-2 story, 48,667 sq ft S2-2 story, 49,419 sq ft The plan review was performed under the State of Oregon Structural Specialty Code (OSSC) 2004 edition; and the Tualatin Valley Fire & Rescue Fire & Life Safety Requirements based on the 2004 Oregon Fire Code (OFC). The following information is required prior to the issuance of a Site Permit Please provide an item by item response. GENERAL 1. Provide geotechnical report as required per OSSC chapter 18. 2. Sheet C2-0 shows fire hydrant/ Sprinkler Vault located on private property check with TWD for location requirements on private property. RETAINING WALLS 3. Provide location of all retaining walls on site along with design and construction if wall is not a deferred submittal. OSSC 106, 1806 & ch. 16 • 4. Drainage for retaining walls shall be shown on the plans including the connection to an approved point of discharge. Indicate piping slope, size, material and backwater valves if required by code. OSSC Chapter 18 FIRE REVIEW 5. The submitted hydrant work sheet shows a number of hydrants required, the site plan shows only two hydrants. Where are the remainder Four hydrants located? OFC 508 6. Provide standpipe layout for the parking structure. Please contact John Dalby, Deputy Fire Marshal for those requirements @ 503-3564723. OFC 905 7. Underground Fire Fighting Water Supply. Provide thrust blocking details including cut sheets 13125 SW Hall Blvd., Tigard, OR 97223 (503) 639 -4171 TDD (503) 684 -2772 and installation instructions for any mechanical joint connections. Provide supply pipe burial depth, piping sizes and materials, valve equipment cut sheets, vault details, equipment in vaults, details for hydrants and Fire Department Connection (FDC) location that are necessary for the installation of the fire service. All valves shall be listed for use in a fire service application. NFPA 24 OFC 508 NFPA 24 section 4.13 for the items necessary for a plan review. 4.1.3. (13:8 - 1:1:1) Working plans shall be drawn to an indicated scale on sheets of uniform size, with a plan - of each floor, and shall include the following items that pertain to the design of the system: (1) The size and location of all water supplies (2) The size and location of standpipe risers, hose outlets, hand hose, monitor nozzles, and related egPment (3) The following items that pertain to private fire service mains: a. Size:: b. Length c. Location d. Weight e. Material f. Point of connection to city main g. Sizes, types, and locations of valves, valve indicators, regulators, meters, and valve pits h. Depth at which the top of the pipe is laid below grade (4) The following items that pertain to hydrants: a. Size and location, including size and number of outlets and whether outlets are to be equipped with independent gate valves. b. Whether hose houses and equipment are to be provided, and by whom c. Static and residual hydrants used in flow (5) Size, location, and piping arrangement of fire department connections ACCESSIBILITY 8. Provide site accessibility information as required per section 1103 & 1104. Deferred submittals such as Truss Joist Shop Drawings, Suspended ceiling system, Retaining wall design, etc. will be charged a deferred submittal fee based on the valuation of the portion of the work being deferred. The minimum fee shall be $200.00. This fee is in addition to the project plan review fee based on the total project value. OAR 918 - 050 -0150 `Documents for deferred submittal items shall be submitted to the registered design professional in responsible charge who shall review them and fonvani them to the building official with a notation indicating that the deferred submittal documents have been reviewed and been found to be in general conformance to the design of the building. The deferred submittal items shall not be installed until the design and submittal documents hare been appro ed by the building offciaL Oregon Structural Specialty Code Section 106.3.4.2" Deferred Items: Block retaining wall When submitting revised drawings or additional information, please attach a copy of the enclosed City of Tigard, Letter of Transmittal.
