SUBJECT: Building Shell Modification for Building C: T.I. Exterior Doors
PROJECT: Pacific Crossroads

Along Grid 1, two exterior doors were added to the storefront systems for the current tenant
improvement that required modifications to the Building Shell. The door added to the
storefront along Grid 1 between Grids C and D required the concrete stem wall to be blocked
out for the door with the sill of the window portion attached to the sill plate above the concrete
stem wall. The door added to the south storefront along Grid 1 between Grids B and C
required the stem wall to be saw -cut and removed. The window portion of the storefront sits
on an approximately 8° tall pony wall above the concrete stem wall. Based on structural site
observation (October 27 and correspondence with John Sproul!, Site Superintendent for
CCI, Inc., the wood stud framing and concrete stem walls surrounding the revised storefronts
with the added exterior doors remain adequate for the design loads with the modification
noted above. The sill plate above the concrete stem wall needs to be tied to the 2x6 side
member with Simpson LTP4 plates at 24" on center, minimum two per length of pony wall.
