Exterior Doors PROJECT: Pacific Crossroads PROJECT NO.: A07202 Along Grid 1, two exterior doors were added to the storefront systems for the current tenant improvement that required modifications to the Building Shell. The door added to the storefront along Grid 1 between Grids C and D required the concrete stem wall to be blocked out for the door with the sill of the window portion attached to the sill plate above the concrete stem wall. The door added to the south storefront along Grid 1 between Grids B and C required the stem wall to be saw -cut and removed. The window portion of the storefront sits on an approximately 8" tall pony wall above the concrete stem wall. Based on structural site observation (October 27 and correspondence with John Sproull, Site Superintendent for CCI, Inc., the wood stud framing and concrete stem walls surrounding the revised storefronts with the added exterior doors remain adequate for the design loads with the modification noted above. The sill plate above the concrete stem wall needs to be tied to the 2x6 side member with Simpson LTP4 plates at 24° on center, minimum two per length of pony wall. John and I are going to the City this morning at about 8 am. The game plan as explained to me by AI the engineering staff and Planning waives its completion review on Bldg. C. The reason is that those items that pertain to items outside the shell of Bldg. C are still in effect until the remaining portion of the project under the shell permit are completed. In addition, we provided an assurance for landscaping with Cheryl Caines as suggested by Al. When asked, Cheryl noted her approval was in the "computer ". Further, Al was the person that acquired Kim's approval for deferral of her approvals since 8050 needed to be sold this week in order for the Buyer to preserve its financing. So, separating 8050 out of the "herd" was then appropriate. Why you were not informed appropriately, I'm not sure. See you this morning. The only item I recall Kim being concerned about regarding Bldg C was the deed of easements (easements and water quality maintenance agreement) that will be signed by the new property owner of Bldg C at the time of sale. Once this document is signed then Roger is to give us a copy and as I recall Kim is OK with this. Verify my recollection with Kim to be sure.
