The metal pan was constrained between two walls that created an enclosed space below the staircase. This enclosed space has been subject to leaking for most of the life of the property and the metal pans have eroded over the years. Meadowcreek is replacing the stairs with a stringer and pre- molded concrete step arrangement. The space below the stairs will be open instead of enclosed to eliminate the issue of an unusable moisture damaged space. The width of the two walls enclosing the staircase presents special issues when trying to install a new pre- molded concrete step. Using standard pressure treated stringers at 3.625" wide each crates a space just under the 42" wide required for the pre- molded steps. To solve this problem we have an alternative that fits in the space constraints while still maintaining a structurally sound installation. 1.) We are using a 3 1/8" by 12" glue lam to provide the proper space to install the pre - molded steps 2.) We are priming and painting each glue lam, in its entirety, not just any exposed surfaces to ensure it is properly protected from the elements 3.) On the underside of the glue lam we have routered a' /2" x' /<" channel down the glue lam to provide a drip edge away from the siding and a channel to evacuate water off the glue lam as quickly as possible. 4.) To comply with code 2304.11.3 we have put a flashing cover over the entire top of the glue lam. This Z shaped flashing starts up under the siding above the glue lam and folds over the top of the glue lam and down 1" of it's face. This provides protection from moisture while allowing air flow to eliminate moisture buildup. 5.) There is no ground contact of the glue lam. At ground level the glue lam rests on 2 x 4 pressure treated pads. The pads are placed so they can be easily removed and replaced without disrupting the glue lam in the future if they become damaged from ground contact. 6.) Since the glue lam is against a 2x4 constructed wall, it is bolted to the wall every 4 ft. The glue lam is structurally sound enough on its own to provide support to the concrete steps, but the bolting to the wall provides an added level of support and redundancy against future failure.
