Please submit the following items for completion of the plan review process at your earliest convenience: 1. Two copies of plans for plumbing, mechanical, electrical and steel framed canopies need to be submitted for separate plan reviews and permits as indicated on sheet A0.0 as deferred submittals. 2. What is the intended future use of the uninhabitable space? If this space is used as office space, conference rooms or other use(s) separate plans for review and permit would be required. Also, if walls are added at the leasable spaces, separate plans for review and permits are required. 3. Approved address numbers shall be painted or affixed to the front of the building in a contrasting and highly visible color. The numbers shall not be less than six (6) inches in height and shall be affixed prior to final inspection. (502) and Uniform Fire Code 4. Designate all wall types on the plans. See sheet A2.1. Specifically, what are the wall types used at the upper level on gridline #1 at A towards B, C to E and F to G? At the lower level, what are the wall types used on gridline #1 at C and F to G? 5. All walls that support trusses to be one -hour fire - rated. (709.4.1 exception 5) In addition, double blocks in trusses at all supporting walls are required. 6. The entire building shall be provided with not less than a Class B roofing assembly. (709.4.1 exception 5.4) Sheet A5.1 indicates a Class C roofing assembly. 7. An attic access opening shall be provided to attics of buildings with a combustible ceiling or roof construction where the maximum attic height is 30 inches or more. The opening shall be located in a corridor, hallway or other readily accessible location. Provide an attic access opening not less than 22 inches by 30 inches. 30 inch minimum clear head room shall be provided above the access opening. (1505.1) In addition, the access opening needs to be a one -hour fire -rated self - closing assembly since the entire ceiling is a one -hour rated assembly. 8. The entire west wall is required to be one -hour fire- rated. See the gable end above the wall on 1/A3.1 and gridline 1, A to E on 1/A5.1. 9. The projections (west wall) beyond the exterior wall shall comply with Section 705...) (503.2.1) Combustible projections located where openings are not permitted or where protection of openings is required shall be of one -hour fire - resistive or heavy- timber construction conforming to Section 605.6. (705, fourth paragraph) Provide detail at eave overhangs for one - hour fire- resistive. What about the non - structural wood outriggers? 10. Openings in an exterior wall are required to be protected Tess than 10 feet from a property line. (Table 5 -A) A continuous eave vent is indicated for the west wall. The eave vent should be deleted at the west wall and attics vent of the appropriate square inches installed 10 feet or more from the property line on the roof. 11. Portable fire extinguishers shall be provided and installed as required by applicable standards and as directed by the authority having jurisdiction. (Uniform Fire Code) 12. Fireblocking shall be installed in the following locations: 1. At all interconnections between concealed vertical and horizontal spaces such as occur at soffits, drop ceilings and cove ceilings. 2. In openings around vents, pipes, ducts, chimneys, fireplaces and similar openings that afford a passage for fire at ceiling and floor levels, with noncombustible materials. (708.2.1) 13. Fire dampers complying with the requirements of approved recog- nized standards shall be installed and be accessible for inspection and servicing in the following ducted and unducted air openings at: 1. Penetrations of ceiling of fire - resistive roof - ceiling assemblies shall be protected in accordance with Section 710.3. (713.11) This item applies to bath fans or other items not indicated on the plans. As an option, an approved one -hour fire -rated shaft could be installed with the environmental duct extending inside the shaft from the finished ceiling to the exterior of the building. 14. Openings in attic draft stops shall be protected by self - closing doors with automatic latches constructed as required for the partitions. (708.3.1.3) 15. Floor- ceiling assemblies are to be provided with draft stops at intervals not to exceed 1,000 sq. ft. or 60 lineal ft. (708.3.1.1.3) The plans do not indicate a finish material for the first floor ceiling. If a suspended ceiling system is installed, this code item would apply. 16. Toilet room floors shall have a smooth, hard, nonabsorbent surface such as portland cement, concrete, ceramic tile or other approved material that extends upward onto the walls at least 5 inches. (807.1.1) 17. Walls within 2 feet of the front and sides of urinals and water closets shall have a smooth, hard nonabsorbent surface such as portland cement, concrete, ceramic tile or other smooth, hard nonabsorbent surface to a height of 4 feet, and except for structural elements, the materials used in such walls shall be of a type that is not adversely affected by moisture. (807.1.2) EXCEPTIONS: 1. Dwelling units and guest rooms. 2. Toilet rooms that are not accessible to the public and that have not more than one water closet. 18. Every stairway having two or more risers shall have risers not less than 4 inches nor greater than 7 inches in height. The run shall be not less than 11 inches as measured horizontally between the vertical planes of the furthermost projection of adjacent treads. The largest tread run or riser height within any flight of stairs shall not exceed the smallest by more than 3/8 inch. (1003.3.3.3) 19. Stairways shall have handrails on each side. (See exterior stairs) The hand grip portion of handrails shall be not less than 1 1/4 inches nor more than 2 inches in cross - sectional dimension or the shape shall provide an equivalent gripping surface. Handrails shall be between 34 and 38 inches above the nosing of treads. They shall be continuous the full length of the stairs. Ends shall extend not less than 12 inches beyond the top and bottom risers and ends shall be returned or terminate in newel posts or safety terminals. (1003.3.3.6) 20. Open sides of stairways, aisles, landings and ramps, balconies or porches, which are more than 30 inches above grade or the floor below shall be protected by a guardrail not less than 42 inches in height. The top of guardrails for stairways, exclusive of their landings may have a height of 34 to 38 inches. Open stair railings and guardrails shall have intermediate rails or an ornamental pattern such that an object 4 inches in diameter cannot pass through. This item is not required as indicated on detail 2/A4.1. Field conditions may change that would make this item applicable. 21. An accessible route shall be provided between buildings. (1103.1, second paragraph) Detail the curb ramps at the entrance to the site per the requirements in Section 1103.2.2. 22. Provide accessible parking and sign details on the plans. See the attached details for your use. 23. The highest operable part of environmental and other controls, dispensers, electrical and communication system receptacles on walls and other operable equipment shall be within at least one of the reach ranges specified in Section 1109.2, and not less than 36 inches above the floor. Electrical and communications system receptacles on walls shall be mounted no less than 15 inches above the floor. (1109.3.2) 24. Provide "occupied" indicators for all bathroom doors. (2902.3) 25. Stair nosings shall be flush and rounded to a radius of 1/2 inch maximum. Risers shall be sloped, or the underside of the nosing shall have an angle of not less than 60 degrees from the horizontal. Nosings shall project no more than 1 -1/2 inches. (1109.8.3) 26. Hot water and drain pipes exposed under lavatories or sinks shall be insulated or otherwise covered. There shall be no sharp or abrasive surfaces under lavatories. (1109.10.7.4) 27. All weather - exposed surfaces shall have a weather - resistive barrier to protect the interior wall covering. (1402.1) What type is used? 28. Contact State of Oregon Building Codes Division regarding the review and inspection of the elevator. (503- 378 -3866) 29. Special Inspections: In addition to the standard building inspections associated with this project, special inspections are required as outlined in Chapter 17 and as specified by the architect/engineer of record. Special inspections shall be provided for, but not limited to, the following: • Reinforced Concrete with Design Strengths > 2500 psi ' Placement of Reinforcing Steel • Structural Steel Fabrication (both shop and field) • All Field Welding • Epoxy Anchors • A325 High Strength Bolts The architect or engineer of record shall identify and assign other disciplines for special inspection as deemed appropriate. An approved Special Inspection Agency shall be employed by the owner or the engineer of record acting as the owner's agent. 30. Provide a mechanically operated exhaust system capable of exhausting 50 cubic feet of air per minute for each water closet or urinal installed in the toilet room. Such mechanically operated exhaust systems shall be connected directly to the outside, and the • point of discharge shall be at least 3 feet from any opening which allows air entry into occupied portions or the building. (1203.2.5) 31. Anchor ties for masonry and stone veneer not exceeding 5 inches in thickness shall be spaced so as to support not more than 2 square feet of wall area but not more than 24 inches on center horizontally. Anchor ties shall be corrosion resistant, and if made of sheet metal, shall have a minimum size of No. 22 gauge by 3/4 inch or, if of wire, shall be a minimum of No. 9 gauge. Anchor ties in Seismic Zone No. 3 shall have a lip or hook on the extended leg that will engage or enclose a horizontal joint reinforcement wire of No. 9 gauge or equivalent. The joint reinforcement shall be continuous with butt splices between ties permitted. (1403.6.4.2) 32. 15# felt minimum is required under the roofing material. 33. If the largest piece of heating equipment exceeds 400,000 Btu per hour input the room would be required to be separated from the rest of the building by not less than a one -hour occupancy separation. (302.5) 34. Provide design calcs for the fireplace and how it will be attached to the structure. 35. Structural members exposed to the weather are required to be pressure- treated or equal. Special Inspections Special inspections shall be required for the cantilever retaining walls. Inspections to be performed prior to pouring concrete for placement of the reinforced steel. All field are nominal fillet welds which can normally be visually inspected by the City Inspector. Should the inspector have any concerns or questions, he may require the contractor to contact me for special inspections. Epoxy anchors are not currently specified on the contract drawings. Should epoxy anchor be required due to field conditions, the installation may be inspected be a qualified inspection agency. Contractor to contact me for anchor bolt size and embedment requirements. A325 High Strength Bolts: All A325 bolts specified are not in with -in the slip critical category nor subject to tension loads nor required to be fully tensioned bearing type connections. Thus per AISC Specifications for Structural Joints using ASTM A325 bolts, all bolts shall be installed in properly aligned holes and need only be tightened to the snug tight condition. Snug tight condition is defined as the tightness that exists when all plies in a joint are in firm contact. This may be attained by a few impacts of on impact wrench or the full effort of a man using an ordinary spud wrench.
