This property is in the General Commercial (C-G) zone. It is not located in any overlay district or
planned development. Tigard Development Code (TDC) 18.120.020.0 defines the C-G Zone as
follows: "The C-G zone is designed to accommodate a full range of retail, office, and civic uses with
a citywide and even regional trade area. Except where nonconforming, residential uses are limited to
single-family residences that are located on the same site as a permitted use. A wide range of uses,
including but not limited to adult entertainment, automotive equipment repair and storage, mini-
warehouses, utilities, heliports, medical centers,major event entertainment, and gasoline stations, are
permitted conditionally." The surrounding properties on the north and west are also zoned C-G,
while the properties on the east and south are zoned Mixed-Use Central Business District (MU-CBD)
and Residential (R-25, R-12, and R-4.5) respectively. The site is currently developed and occupied by
a self-storage facility Storquest,which is an allowed use in the C-G zone.
