One option would be to remove a parking space, and replace it with landscaping. Fast food restaurants are required to have 7 parking spaces for every 1,000 square feet, so based on your site plan, it looks like you have more than enough parking (47 required, 71 shown). Feel free to e-mail me the revised site/landscaping plan (I don't need a hard copy). After I finish my review, and I'll talk to the Building Division about the hard copy plan sets they have. Since the landscaping is currently nonconforming because it falls below the 15% minimum, we cannot approve a further reduction to the landscaping (this would increase the development's nonconformity). Revise your plans to show you're moving further into conformance with the 15% requirement— so, for example, if the site currently has 7,344 square feet of landscaping, revise your plans to show you'll end up with 7,345 square feet or more of landscaping. Basically, you won't be required to bring it up to the full 15%, but there needs to be a net gain in on-site landscaping. I've copied/pasted the applicable Code section below. We believe that this small of a reduction of landscaping is warranted when we are adding a necessary accessibility feature to our site.This walkway will allow pedestrians to exit the site and access SW Scholls Ferry Road without having to travel in the shared driveway.Additionally please see attached screenshots, the site is densely vegetated with a large number of trees, bushes,grass and well-designed landscaping features. While the new north ADA walkway will add 239 SF of impervious area we were able to add 158 SF of pervious landscaped areas around the site (near the NW entrance& in the drive thru.)
