If it is in the area that I am assuming it is—the Triangle Mixed-Use zone—then the applicable code can be found here: http://gcode.us/codes/tigard/view.php?topic=18-18 600-18 660-18 660 050&frames=on Pre-existing uses and developments that are nonconforming in this zone may be rebuilt within a limited time frame after accidental destruction. If you need a more formal letter stating the applicable code, you will likely need a Zoning Analysis Letter, which includes a fee of$840. However there is a single family home on the property we are entertaining in doing a loan on. With the difference in zoning we would need to have a rebuild letter indicating that the single family home can be rebuilt if there is any damage to the property.
