Commercial mechanical permit fees are based on the mechanical valuation. The fee schedule on the application where you marked the duct work and exhaust fan is for residential permits only. In my previous emails, I was trying to tell you that we will need to receive (2) sets of separate mechanical plans to review in order to accept the mechanical permit submittal. Please mail or have a courier deliver(2) sets of mechanical plans for us to review. Once received, we will be able to begin plan review. As I mentioned in our previous email, the electrical and plumbing trade permits can be issued over the counter once these contractors are selected. I am going to recycle both applications considering we do not have contractor information at this time, and these permits can be issued over the counter without plan review. We have found that the interior plumbing scope of work frequently changes once the plumbing contractor is hired. Please have both contractors apply for their respective permits at this time. Also, I would like to reiterate that the MEP pages will be stamped reference only in the architectural set of plans. And, I will send you a plan review invoice once the building permit is created. There were smaller plans mixed in for store T2847, and I will recycle these plans. The building permit application attached above does not include a valuation of the work, an "Authorized signature" on the bottom of the application, or dollar amounts for accessible elements on the second page. Please revise the application attached above and mail (2) additional sets of plans for the building permit. At this stage this permit submittal is incomplete, and we will not create the permit or begin plan review until we have received the completed application and correct number of plans. The Electrical and Plumbing Permit Applications were received; however, after reviewing the scope of work on these applications, each of them will not require plan review. The electrical contractor can create this permit online through our website: https://aca.accela.com/TIGARD/Welcome.aspx, once they have been selected. The Plumbing permit can also be issued over the counter without plan review. Once the plumbing contractor has been awarded, we can issue this permit over the counter. Also, after reviewing the Commercial Fixture Work section of the application,there will be SDC fees for the owner to pay at that time. The plumbing fixtures invariably change by the time the plumbing contractor has been selected, so we feel it is best to wait to create this permit until this time. The plumbing application can be emailed to us for processing, and we will processed emailed applications within 2-3 days. Regarding the Mechanical permit, this work requires (2) separate sets of plans to review and (1) completed Mechanical Permit Application—attached above. The Mechanical Permit Application was not included with your submittal. Please complete the application and mail (2) sets of mechanical plans to review. The MEP pages that were submitted with the building permit will be stamped reference only considering separate permits are required. Furthermore,we would appreciate it if you can staple or bind the plans prior to submitting. Please let me know if you have questions. RSP is working with Target in Tigard City(located in Washington Square, 9009 SW Hall Bldv, Tigard, OR). Scope of work includes: minor interior remodeling and interior finish updates in Guest Service area, restrooms and Cash offices. We are planning to apply for building permit this month 01/31/20, can you help me with some direction?Yes. A few questions as we start preparing for the process: • How many days will it take for the permit application and drawings to get reviewed? How many days for re- review? 2-3 weeks for plan review. If corrections are required,the review time for revisions is approximately one week. • Are MEP permits part of the building review or are they pulled by the trades after the building review? MEP permits are required to be separate submittals from the tenant improvement Building permit submittal, as separate Inspectors or Plans Examiners will be reviewing the plans—if plan review is required. MEP pages submitted with the Building permit will be stamped reference only. • Are building department inter-department reviews concurrent or consecutive? Plan review will be completed according to the submittal or received date, and will be completed within 2-3 weeks if plan review is required. Commercial mechanical permits generally require plan review,whereas plumbing and electrical permits often times do not. Please refer to the Electrical and Plumbing Permit Applications attached above to determine if plan review is required. • Are the Fire department and Health department reviews part of the building department review? If not, who would I contact regarding fire department plan review and health department plan review? Does anyone else need to review the drawings?Are these reviews performed concurrent or consecutive with the building department review? Fire Protection System permits are reviewed by us, and we provide the Fire Marshal with a copy of the plans once we have approved them. For information regarding the Health Department, you will need to contact Washington County. Please note that once the permit submittal is received,we will route the permit to all of the necessary departments. Regarding concurrent or consecutive plan review, please see my response above. 9 • • Are unique submittals required for items such as:Site Plan; Life Safety Plan;Asbestos Survey; and ADA Survey? Our permit applications list all of the required information to complete plan review. I have attached the Site Work Permit Application and Commercial Building Permit Application above for you to reference. The last page of the Commercial Building Permit application lists all of the plans needed for each permit type. Regarding asbestos,we do not require an Asbestos Survey as asbestos abatement,or anything pertaining to asbestos, is regulated through the Oregon Department of Environmental Quality (DEQ). • Are there any special sanitary&water reviews, or applications required? Please refer to the plan review section on the second page of the Plumbing Permit Application. I cannot make this determination without knowing the full scope of work. • Is expediting available? If so, what is the procedure and cost to expedite? No, we do not have an option to expedite permits. • What is the preferred submission method: Mail-in; On-line; Hand delivered? We are not set up for electronic submittal yet. You may mail or submit the plans in person, whichever you prefer. When you are ready to submit for building permits, plans may be mailed or submitted in person between the hours of 8:00 a.m. and 4:00 p.m., Monday through Thursday.We are closed on Fridays.The plan review fees for a Site Work and Building permit are required to be paid at intake, whereas the MEP permits do not require submittal fees. I can quote plan review fees once you have valuations. Regarding the Payment of plan review fees,you can either pay in person or on online through our website: https://aca.accela.com/TIGARD/Welcome.aspx. If the plans are mailed,you have the option to pay with a credit card or by e-check online after we create this permit. Please note that there is a 3%service fee for credit card transactions. If you have additional questions, please let me know. • Are there paper size requirements for the permit application? Is the application digital or hardcopy? How many sets are required? No. We are not set up for electronic submittal. (3)sets of plans are required to review for the Building permit. • Are there calculations required for this building review(ex. HVAC, Elect, Struct.)
