On January 6th,2020,the City of Tigard Planning Division received your request for a Zoning Inquiry
Letter regarding 11140 SW 68th Parkway (WCTM 1S136DA,Tax Lot 02600).The subject property is
zoned Triangle Mixed-Use (TMU) and the Tigard Community Development Code (CDC)
18.120.020.K defines the TMU zone as follows: "TMU: Triangle Mixed-Use zone. The TMU zone
applies to most land within the Tigard Triangle,a regional Town Center bounded by Pacific Highway,
Highway 217, and Interstate 5. The TMU zone is intended to be an active, urban, multimodal, and
mixed-use district that accommodates a variety of housing options and uses, promotes pedestrian-
oriented development,and limits new auto-oriented development. (Ord. 18-28§1;Ord. 18-23§2;Ord.
17-22 §2)". The subject site contains steep slopes,a Clean Water Services (CWS) Vegetated Corridor,
and Goal 5 Lower and Moderate Value Habitat Areas.For more information on these sensitive lands,
please reference CDC 18.510, which will be sent to you as an email attachment. The subject site is
located within the Tigard Triangle Plan District. For more information on this Plan District, please
reference CDC 18.660,which will be sent to you as an email attachment.
Tax lots to the north, south, and east are also zoned TMU. Tax lots to the west are zoned General
Commercial (C-G) and CDC 18.120.020.0 defines the C-G zone as follows: "C-G: General
Commercial zone. The C-G zone is designed to accommodate a full range of retail, office, and civic
uses with a citywide and even regional trade area. Except where nonconforming, residential uses are
limited to mixed-use developments. A wide range of uses, including but not limited to adult
entertainment,automotive equipment repair and storage,mini-warehouses,utilities,heliports,medical
centers,major event entertainment,and gasoline stations,are allowed conditionally".All adjacent tax
lots are located within the Tigard Triangle Plan District. Please see attached zoning map.
The current use at 11140 SW 68th Parkway is an office use,which is allowed in the TMU Zone.
The current development was approved through a Site Development Review (SDR2004-00012).Any
site plans that we have on record for this parcel can be accessed online at http://publicrecords.rigard-
or.gov/. Click the"Community Development (Building,Engineering&Planning) -Search"link,and

then in the "Case Number" field, enter "SDR2004-00012". You may review this case number for
information regarding the initial development and for two (2) development adjustments (VAR2005-

To the best of our knowledge, there are no open code violations. Please see the attached permit
history.
The Building Division can assist you with obtaining copies of the Certificates of Occupancy.You may
reach them by phone at (503) 718-2439 or by email at TigardBuildingPermits@tig rd-or.gov . They
are open Monday through Thursday 8am-5pm.
Without further analysis, it is uncertain whether the site is in compliance with the current
Development Code,or whether any legal nonconforming issues exist. If an existing on-site structure
is destroyed by any means,it may be reconstructed,as long as it complies with all applicable standards
in the Community Development Code of the City of Tigard. Additionally, it is the responsibility of
the property owner (or any agent authorized to represent the property owner) to obtain all necessary
land use approvals and/or building permits for any reconstruction.
As of now, this site will not be impacted by the Southwest Corridor Light Rail Project. More
