However, since this work will take place on adjacent parcels,we will need to issue (1) new Site Work permit. Additionally, after reviewed the permit history for these parcels, and I do not see demolition permits for the following Basecamp owned properties with houses on them: • 12215 SW 72"d Ave. (Parcel 2S101BA00400) • 12235 SW 72"d Ave. (Parcel 2S101BA00402) In order to begin the Site Work grading, you will also need to apply for(2) demolition permits at the above addresses. The Demolition permits do not need to be finaled or closed prior to the Issuance of the Site Work permit, but the demolition permits will need to be submitted before we can issue the Site Work permit. Once the job trailers have been removed from these parcels,we will be able to close out the demolition permits. Furthermore, our Building Official has determined that it will not be necessary to create new addresses after the demolition of these houses since a new building will not be constructed on these parcels. To help you with the submittal of demolition permits, I have attached a Building Permit Application above for you to reference, and I have also included information below: Demolition permit requirements: • Complete Page 1 only of the building permit application (see attached). o Complete one application for each address. o Provide project valuation on each application. • Submit (2) copies of a site plan, drawn to scale, for each address showing: o Footprint of all structures to be demolished, with square footages noted. o Identify utilities, septic tanks, etc. ■ Decommissioning of septic tanks will require a pump/fill or removal receipt prior to scheduling final inspection. o Erosion control plan. o Tree protection measures, if applicable. o Pedestrian protection, if applicable. Permit applications and plans may be submitted in person between the hours of 8:00 a.m. to 4:00 p.m., Monday through Thursday. We are closed on Fridays. Applications and plans can be mailed or submitted in person. Electronic plan submittal is not possible at this time. All permit fees will be collected when these permits are ready to issue. Please allow 1-2 weeks for plan review. We will notify you when these permits are ready to issue, and we will give you the balance due at that time. Please let me know if you have questions. I am trying to recall the use of the trailers from our conversation. Will the use of the trailers be for construction, like a job trailer, or will there be any sales trailers with public access? Also, will the trailers have wheels or foundations? For additional clarification, a typical job trailer on wheels will not require a permit. An electrical permit for temporary power is all that is needed, and the electrical contractors can submit for these permits online through our website: https://aca.accela.com/TIGARD/Welcome.aspx. If there will be public access to the trailer, like a sales trailer, then a Commercial Manufactured Structure permit is required for the placement of the structure, and a building permit for the ADA accessibility will also be required as we discussed. From our conversation, I may have made the assumption that the public will have access. I have attached the CMS permit application above in the event that the public will have access to the trailers. I was looking for the "commercial manufactured structure permit" in the permit document webpage (https://www.tigard-or.gov/help me to/forms.php#) and was not able to locate it. I assumed it was a separate permit, is it part of a more general from or have I missed it?
