An easement over real property lying in the southwest one-quarter of Section 36,Township
1 South, Range 1 West of the Willamette Meridian, City of Tigard,Washington County,
Oregon, being a portion of that property conveyed to Trailblazer Development LLC, a
Delaware limited liability company by deed recorded May 12, 2017 as Document Number
2017-037913,Washington County Records, said easement being described as follows:
A strip of land 15.00 feet in width, lying 7.50 feet on each side of the following described
centerline:
Beginning at a point on the northerly right of way line of SW Atlanta Street, said right of
way per Document No. 2018-035430,Washington County Records, said point being
North 83°36'09"West a distance of 12.09 feet from the northeast corner of said right of
way; thence leaving said right of way line North 13°11'19"West a distance of 154.74 feet;
thence North 10°47'56"West a distance of 97.12 feet to the terminus of said centerline.
The sidelines of this easement shall be lengthened or shortened as necessary to provide a
continuous strip of land, 15.00 feet in width, between the north right of way line of said SW
Atlanta Street and the north and east property lines of said Trailblazer Development LLC
tract.
This easement contains 3,174 square feet, more or less.
