Ben,
I spoke with our Building Official, and he mentioned that with warehouse storage, he would prefer to see a floor plan
with a code summary to determine if high pile storage will be installed—which could possibly lead to a Fire Protection
System sprinkler permit. In other words,we will require a building permit for occupancy. For the submittal of the
building permit,we will need to receive (3) copies of a floor plan with a code summary from a registered design
professional that includes storage information. After the building final inspection is approved,you will obtain a
Certificate of Occupancy to occupy the space. I have attached the Commercial Building Permit application above for
you to complete. The application and plans may be submitted between the hours of 8:00 a.m.and 4:00 p.m., Monday
through Thursday. We are closed on Fridays. Please let me know if you have questions.

Hello Ben,
You will need a business license to work in Tigard. Please contact Liz Lutz in our Finance Department for more
information regarding business licenses. You may contact Liz by calling her directly at(503) 718-2487 or by emailing her
at lizbeth@tigard-or.gov. Concerning permits and inspections, a building permit to occupy the new space at 16250 SW
72nd Avenue is only required when moving into a new shell space in a new building or when making fixture or cabinetry
modifications. If you are not making fixture changes or structural modifications,then you may occupy the space without
obtaining a building permit for a Certificate of Occupancy—considering the space that you are moving into is not a new
shell space in a new building. If you intend to reconfigure offices,or will make mechanical, electrical,or plumbing

• alterations, and this point you will need building permits. In case you will need a building permit, I have attached permit
applications above, and have included the submittal requirements below:
• Building permit: (3) sets of construction plans with (2) sets of calculations if applicable, and (1)wet stamp(a
digital stamp may be substituted for a wet stamp) if there will be an office reconfiguration or structural
changes. Mechanical,electrical, and plumbing pages that are included with the tenant improvement plans will
be stamped reference only, and therefore cannot be used for trade permit plans.
• Mechanical permit: (2) sets of mechanical plans with (2) sets of cut sheets. We do not require a plan review
deposit at submittal.
• Electrical permit: Please review the electrical permit application attached above to determine if plan review is
required. If plan review is required, we will need to receive (2) sets of plans, and we do not require a plan
review deposit at submittal. If plan review is not required,the permit can be created online by the licensed
electrical contractor through our website: https://aca.accela.com/TIGARD/Welcome.aspx. If the contractor has
not worked in Tigard previously,we will need to add their licenses to our database before a permit can be
created online.
• Plumbing permit: Please review the second page of the attached plumbing permit application to determine if
plan review is required. If plan review is required,we will need to receive (2)sets of plans, and we do not

second page of the application needs to be completed in order to determine if sewer system development
charges apply. If sewer fees are assessed, the plumbing and sewer fees will both need to be paid before either

You are proposing a warehouse use in the Light-Industrial (I-L) Zone.This is an allowed use, and a minor
modification is not required for the parking count. If you are moving in to the structure with no proposed exterior
modifications, then you do not need to speak to Planning. It is essential that you send us an email at
tigardplanneronduty@tigard-or.gov if you are proposing any exterior changes to the facade or any changes to
parking.
