On September 16, 2019, the City of Tigard Planning Division received your inquiry for a
Zoning Analysis Letter regarding 9520 SW Coral Street and 9575 SW Locust Street (WCTM
1S126DC, Tax Lots 4500 and 4700). The subject properties are located in the Mixed-Use
Employment Zone (MUE-1), and the Washington Square Regional Center Plan District.
There are no additional overlay zones.
Adjacent properties to the north, south,and east are located in the MUE-1 Zone.The property
to the west is located in the Mixed-Use Commercial (MUC) Zone, and the property to the
west, and north of Washington Square Road,is located in a Low-Density Residential Zone (R-
