Dear Ms.Boyd,
The lots at 9360 SW Oak Street, 1S135AC03600, 1S135AC03700, 1S135AC03800, 1S135AC03801,
and 1S135AC03900 are located in the Mixed-Use Employment 1 (MUE-1) Zone. The Tigard
Community Development Code (CDC) 18.120.020.G defines the MUE-1 and MUE-2 Zones as
follows: "The MUE-1 and 2 zones are designed to apply to areas where employment uses such as
office, research and development, and light manufacturing are concentrated. Commercial and retail
support uses are allowed but are limited,and residential uses are allowed that are compatible with the
employment character of the area. Lincoln Center is an example of an area designated MUE-1,a high-
density mixed-use employment zone. The Nimbus area is an example of an area designated MUE-2,
requiring more moderate densities."
All of the listed properties are located within the Washington Square Regional Center Plan District.
For more information on this plan district,please refer to Chapter 18.670 Washington Square Regional
Center Plan District Plan District of the CDC.All adjacent properties are located in the MUE-1 Zone.
Please see the attached zoning map.
To the best of our knowledge,there are no open code compliance cases for any of the six mentioned
lots. No adjustments are recorded for any of these six lots, and adjustments may be approved in
accordance with CDC 18.715.
At this time,no land use for a care facility has been submitted to the City of Tigard and we are unable
