RE: 2-parcel partition at 10006 SW 72nd Avenue—Pre-application Request
The owner is proposing a 2-parcel partition at 10006 SW 72'Avenue. The site is further
identified as Tax Lot 200 of Tax Map 1S1 36AB. The site is within the R-4.5 zone, which has a
minimum lot size of 7,500 sq. ft. The property currently has access and frontage on SW 72nd
Avenue. SW 72nd Avenue is designated a neighborhood street.
The site is approximately 0.48 acres in size, and slopes down towards the north part of the site.
The site has a number of trees on the site, except for where the existing house sits. There does
not appear to be any streams,wetlands, or habitat present on the site. There is an existing
house on the site. The dwelling is proposed to be retained on the front parcel and will retain its
access.
It appears that public sewer, storm water and water systems are nearby and are available to this
property. Access can be provided off of SW 72nd Avenue. A 20-foot wide access easement is
proposed along the northern property line shared with the owner of 10060 SW 72nd Avenue (in
for earlier pre-application and is working through the partition application process currently).
This easement is 10-feet on each property. The proposed rear lot will have access through this
20-foot easement instead of a flag pole. This will allow for the trees along the northern
property line to remain.
This proposal has not changed since the pre-app on September 26, 2017 (PRE2017-00049).
